Job description
Construction Manager/ BYE BYE House
We are seeking a construction manager to oversee the planning, design, and construction of residential real estate properties that we are flipping. The ideal candidate will have experience managing multiple construction projects simultaneously, from start to finish, and be skilled in coordinating and supervising the work of contractors, architects, engineers, and other stakeholders. The construction project manager will work closely with the real estate acquisition team and report directly to the company's management.

Responsibilities:
- Develop project plans, timelines, and budgets for each property flipping project, ensuring they are aligned with company goals and standards.
- Obtain and manage permits and other necessary approvals from local and state authorities.
- Coordinate and manage the work of architects, engineers, internal & external project managers contractors, and other construction professionals involved in the projects.
- Monitor progress of construction projects, identifying potential delays or issues and developing solutions to minimize any negative impacts.
- Manage project budgets, ensuring that expenses are within approved limits and that funds are spent effectively and efficiently.
- Communicate regularly with the acquisition team, providing updates on project progress, costs, and timelines.
- Ensure that all construction work is performed to high-quality standards, meeting all relevant codes and regulations.
- Develop and maintain positive working relationships with contractors, vendors, and other stakeholders.
- Manage change orders and project scope, ensuring that any changes are appropriately documented and communicated.
Qualifications:
- Minimum of 5 years of experience in construction project management, preferably in the residential real estate flipping industry.
- Knowledge of construction management software, project management tools, and scheduling software.
- Ability to read and interpret construction plans and specifications.
- Strong communication and interpersonal skills, with the ability to work collaboratively with contractors, vendors, and other stakeholders.
- Strong organizational skills and attention to detail, with the ability to manage multiple projects simultaneously.
- Understanding of construction regulations and building codes.
Education:
Bachelor's degree in construction management, engineering, or a related field.
Compensation :
Range: $110-135k
