Toll Brothers Apartment Living, the luxury apartment development division of Toll Brothers, America's Luxury Home Builder, seeks a Financial Analyst to join our team in Fort Washington, Pennsylvania.

Primary Responsibilities:

 

The Financial Analyst will report to the Director of Finance, and will be involved in all responsibilities of the Finance & Investment team, including:

 

Capital Markets

• Prepare diligence materials and offering memorandums for joint venture equity and debt, bridge and permanent financing, recapitalizations, and dispositions.
• Collaborate with regional development teams and corporate verticals in order gain a deep understanding of the market, project, and financing pitch.
• Help manage the due diligence and closing processes.
• Review and update financial models as necessary for distribution both internally and externally to project stakeholders.
• Participate in the negotiation and structuring of complex legal agreements.
• Work alongside senior management to understand and advance debt and equity processes

Investment Management

• Research new and existing markets in order to identify new opportunities for expansion and investment.
• Analyze and report on a growing portfolio of 60 projects in different markets and stages of development that will help direct investment decisions and maximize value of each project.
• Perform complex investment analysis and ad-hoc financial modeling as required.
• Implement improvements to proforma functionality and output.
• Develop tools to assist senior management in portfolio level analysis.
• Assist in the development, improvement, and maintenance of new tools to drive the efficiency of regular reporting and analysis.
• Contribute to discussions on broad corporate and financial strategy with senior leadership.

Qualifications

Qualifications:

• A Bachelor’s degree or MBA with concentrations in Real Estate, Finance, Business, or related field is desired
• 1 to 3 years of experience in real estate development or finance.
• Advanced Excel financial modeling (create original financial models for new scenarios with limited guidance); experience in multi-family underwriting is preferred.
• Excellent written and verbal communication skills, able to summarize conclusions and confidently present well-supported arguments for or against specific investment opportunities.
• Highly organized and able to focus under pressure while balancing competing priorities and meeting tight deadlines with a high degree of accuracy.
• Goal oriented, self-starter that takes initiative to effect change with continuous improvement.
