The Project Development Representative provides support to one or more outside project sales representatives as well as works independently at times. The project development representative & estimator prepares proposals and project estimates for building mechanical systems (HVAC and Controls) type projects leveraging extensive experience and subject matter expertise on maintaining and upgrading these same systems. Performs field site visits and surveys in order to accurately develop a scope of work and cost estimate that meets the owner project requirements. Works with suppliers and/or subcontractors as required to secure competitive pricing on outsourced project requirements/scopes. Interprets scope in collaboration with Project Service Representatives and other relevant groups to finalize the scope, cost estimates, overall value proposition, and final written deliverable. Project sizes can range from $1,000 to over $50,0000.
- Develop value-based turnkey proposals for small to medium size mechanical systems projects on buildings in various vertical markets such as k-12, higher education, healthcare, public sector, churches, recreation and hospitality (country clubs & hotels), commercial and/or industrial.
- Performs on-site data collection, takes appropriate pictures, and coordinates any sub-contractor activities required to perform estimating and project development tasks.
- Based on a finalized scope, prepares cost estimates consisting of materials, sub-contractors, purchased equipment, and labor.
- Negotiate as required with vendors, subcontractors, and suppliers as required to form relationships and/or teaming agreements when external support, material, or contracted expertise is required.
- Leverages good communication skills along with strong technical knowledge to build credibility and trust with customers, service project representatives.
- Service Project Bookings/Orders and Activity/Revenue.
- Win/Loss Ratio - on projects developed & submitted.
- Service levels and cycle times to develop projects
Position Requirements include:
- Five or more years of mechanical systems project and/or maintenance experience sufficient to enable accurate scope and cost estimate development. Estimating and/or project development experience is a desired.
- Must be familiar with RTU, split, mini-split, ductwork, VAV, exhaust system, boiler, chiller, and cooling tower systems/technologies.
- Must have 2-4 years of selling experience on HVAC services and solutions including performing, estimating, proposal development, and customer facing presentations and negotiations.
- Experience working in and/or for facilities in the K-12, higher education, healthcare, public sector, commercial and/or industrial sector
- Must be familiar with HVAC design, building-systems loads analysis, control design and control operational fundamentals.
- Must be good at multi-tasking and working collaboratively with multiple project representatives across multiple opportunities.
- Project cost accounting, estimating, and project management experience is strongly preferred.
- Strong communication and organizational skills
- Field travel will be at least 50%.
- Must possess excellent interpersonal and communications skills. Must be able to effectively translate thoughts, approaches, and field gather date into concise, effective, well organized, and compelling written content and project scopes.
- Must be very effective at working cross boundary and with multiple groups to gain support and content needed while minimizing the resource commitment and/or impact to these same resources/groups.
- NC and/or SC Mechanical License qualifier preferred
