Job description

Eastaway Property Management seeks a Maintenance Supervisor for a 186-unit multifamily LIHTC property located in Washington, DC . The Maintenance Supervisor is responsible for all daily property maintenance activities, including apartment maintenance, general electrical, HVAC, and plumbing repairs. The Maintenance Supervisor will also s upervise and guide the onsite maintenance team to complete tasks to maximize the value of the property and customer service.

The Maintenance Supervisor will report to the Property Manager and be part of an onsite team. Responsibilities include, but are not limited to:

• Oversee and perform routine maintenance tasks, including plumbing, electrical, HVAC, and general repairs.
• Manage after-hours emergency schedules to ensure maintenance staff coverage for emergencies.
• Respond promptly to maintenance requests from residents and address issues efficiently.
• Conduct regular inspections of property grounds and units, identifying maintenance needs.
• Manage inventory of maintenance supplies and equipment, ensuring proper stock levels.
• Coordinate with vendors and contractors for specialized repairs or projects.
• Supervise and direct maintenance personnel, vendors, and subcontractors.
• Conduct preventive maintenance to extend the lifespan of equipment and facilities.
• Assist in the development and implementation of preventive maintenance schedules and plans.
• Must be available for a rotating on-call schedule for after-hours and weekend emergencies.
• Uphold a high standard of cleanliness and safety throughout the apartment community, while also providing excellent customer service to residents.

• Must have strong competency with HVAC, plumbing, electrical, appliance repair, and painting;
• Minimum of three years maintenance experience;
• The maintenance supervisor can come from a variety of backgrounds, including apartment maintenance, HVAC, general labor, construction, hotel, general building maintenance, and work order management;
• High school diploma or equivalent;
• Must have and maintain a valid driver’s license;
• Strong communication and customer service skills;
• Must be a good team player with multi-tasking skills;
• Must be available for a rotating on-call schedule for after-hours and weekend emergencies.

Physical Functions Team member will perform indoor and outdoor maintenance activities. Maintenance functions will include standing, walking, sitting, stooping, bending, lifting up to 65 lbs., the ability to climb ladders, and working at heights and in confined spaces.
