Multifamily Renovation Team
Project Manager Position
Responsibilities and Duties
- Assist the Director of Construction in coordinating all aspects of multifamily construction management in the field and in the office.
- Assist in the due diligence of new multifamily acquisitions.
- Prepare trade specific scopes of work and bid solicitation.
- Evaluate and quantify bid results by trade; bid level contract.
- Assist with reviewing and executing construction contracts.
- Schedule and attend all pre-construction and onsite progress meetings.
- Schedule appropriate vendors / subcontractors to meet project deadlines.
- Manage day-to-day operations of general contractor and all other trades.
- Manage scheduling for equipment and material deliveries on-site.
- Inspect all projects to ensure compliance with scope / plans.
- Coordinate with GCs and property management teams on unit start schedules (utilizing Monday.com).
- Oversee unit schedules and punch lists with GCs and property management teams (utilizing Monday.com).
- Direct trades on all corrective punch list measures and periodic maintenance/repairs.
- Assist with ad-hoc projects for each property in the Springer Portfolio.
- Help review and compare pricing for annual capex budgets for each property in the Springer Portfolio.
- Help review overage requests for property specific projects above a certain dollar threshold.
Key Qualifications
- 5+ years of experience as a Project Manager in commercial construction; multifamily or wood frame construction projects preferred.
- Strong knowledge of construction practices, methods, and materials.
- Proficiency in reading and interpreting construction documents and blueprints.
- Excellent organizational, problem-solving, and decision-making skills.
- Exceptional communication and leadership abilities.
- Proficiency with platforms such as Monday.com, Procore, MS Project, and Microsoft Office Suite preferred.
- Must demonstrate an exemplary history of consistently completing projects on schedule and fostering collaborative efforts with trades, property management, and company leadership.
- Ability and willingness to travel 1-3 days per week throughout the Southeast (AL, FL, GA, KY, NC, SC, TN).
