Job description
The Chief Investment Officer acts as the owner's representative, driving the execution of the financing & the building thriving communities & achieving investor return targets, and underlying asset performance across DLP's entire balance sheet as lender, equity provider, and direct developer and operator. This leader has a direct handle over each and every significant underperforming/at-risk asset while driving, developing, and building a world class team of directors, managers, and analysts.
What you have already achieved: (Requirements)
- Extensive direct asset management experience, leading a portfolio of 10,000+ units as a sponsor
- Deep experience in private credit leadership
- Deep lending asset management experience, leading portfolios exceeding $1billion
- Extensive special asset and loan servicing background
- Extensive underwriting/credit experience
- Deep experience in capital markets, direct real estate transactional finance & lender finance
- Manufactured housing & RV operations experience preferred
What you are great at: (Responsibilities)
- Drive asset performance (owned & loaned), leading the turn around & resolution of underperforming assets; default loans, and watch list loans.
- Lead portfolio and property managers to develop a written, defined plan for prompt turnaround of every underperforming asset .
- Oversee debt across portfolio- monitoring covenants; opportunities to lower costs; maximize cash flow; etc.
- Protect the company from internal and external risks and threats.
- Own implementation and execution of the CEO's vision and objectives.
- Lead team to evaluate and underwrite investment opportunities.
- Lead all deal documentation including investment summaries; ICOMs; credit memos; debt books; and full UW models on equity deals.
- Assess performance of the assets relative to original underwriting strategies or business plans and industry benchmarks. Report, present findings and action recommendations to management on monthly and quarterly performance relative to the original underwriting strategies or business plans and industry benchmarks.
- Lead quarterly updating of underwriting/variance reporting of loan and equity portfolio.
- Lead approval process of annual operating budgets proposed by Portfolio Management.
- Work with construction management, property management, finance, and accounting teams to ensure effective management of lender / construction draws, reserves and lender holdbacks on both managed assets and joint venture partnerships with outside management.
- Capital Expenditures: work closely with internal and external property management teams to review, approve, build and manage capital expenditures budgets for assets.
- Manage BOV and valuation process, including NAV process; make clear recommendations for sale, refinance etc.
- Manage DLP Lending Debt monitoring - maturities, covenants, maintain mortgage covenant tracker.
- Manage DLP's portfolio balance sheet - mitigating risk & finding opportunities for supplemental financing and refinances.
- Maintain DLP Lending balance sheet data tracker at all times with all key details.
- Oversee DLP's warehousing lender platform and relationships.
- Manage leverage facility data and file management, collateral packages, and post closing SOP development.
