Job description
The purpose of this position is to maintain the appearance of the grounds throughout WaterOne; additionally, this position is responsible for working with Structures Mechanics in the winter season.

Essential Functions

- Lawn Management: Perform lawn seeding, sodding, mowing, power raking and trimming of hedges, and shrubs. Inspects, walks, and cleans up grounds before mowing to prevent injury or property damage from debris or hidden objects.
- Turf Applications: Apply fertilizer treatments, mixes weed sprays, and insect sprays at proper times of year.
- Maintenance of Grounds Appearance and Safety: Keep grounds cleared of tree limbs, vegetation, and debris. Commercial property snow and ice removal including, but not limited to running snowplows, snowblowers, salt spreaders, shoveling sidewalks and stairs and distributing ice melt.
- Landscape Management: Flower bed and perennial bed maintenance and mulching. Select replacement shrubs, trees, and grass seed from nurseries to obtain best price and quality. Parking lot, sidewalk and retaining wall maintenance, patch work, parking stop replacement, and cleanup. Repair several types of fencing and manual gates; performs other needed maintenance work to fence lines as instructed.
- Arborist Work: Limb care, cut and dispose of fallen trees, pruning, and remove and dispose of dead/woody trees.
- Equipment Maintenance: Inspect equipment such as mowers, tractors, trailers, and fertilizer machines to insure they are in proper working order. Responsible for performing minor preventive maintenance on these when needed. Sharpen mower blades and perform routine maintenance on lawn equipment such as remove and replace mower and chain saw blades, change out flat tires, lubricate pulleys, tighten/change belts, repair actuators, and monitor axel bearings on lawn equipment.
- Lawn Irrigation Maintenance: Seasonal start up and winterization of lawn irrigation systems. Operate lawn irrigation systems by adjusting controllers and setting zone timers in accordance with weather conditions. Make minor repairs to valves, heads, and piping, as required. Perform minor electrical work on irrigation systems as needed.
- Keep current with new materials, products, and grounds maintenance techniques.
- Demonstrate safe driving of a truck with trailer and be able to precisely back trailer into a parking spot or roadway.
- Receive and process work order data and maintain accurate daily time sheet entries.
- Perform all duties pertaining to hazardous waste operations in accordance with all applicable requirements.
Other Duties
- Assist structures mechanics with door repair, ceiling, signs, modular office systems, and sidewalk/concrete work. Performs painting or staining of walls, floors, trim, doors, handrails, pipes, equipment, insulation, and other items. Perform minor roof repairs and preventive maintenance to roofs.
- Perform other job duties as assigned.
Required Education, Skills & Experience
- High school graduate or have a GED.
- Two years’ experience in grounds maintenance or horticulture.
- Experience operating zero-turn mowing equipment.
- Experience using tractor, with power takeoff attachments, such as, but not limited to, box blade, aerator, front loader bucket, spreader/sprayer, and brush hog.
- Experience with applicable requirements pertaining to hazardous waste operations.
- Experience and knowledge in the use of lawn, landscaping and tree care chemicals and applications. Ability to obtain a Lawn and Shrub Chemical Application license in 12 months.
- Knowledge of lawn care and landscaping.
- The ability to learn necessary functions in SAP software.
- Must be able to work outside in all weather conditions.
- Must communicate well in English both verbally and in writing.
- Must be a Collaborator with all WaterOne personnel.
- Must follow instructions properly.
- Ability to work safely with tractors, mowers, trailers, and other equipment.
- Must be knowledgeable in proper confined space entry and the safe handling of hazardous chemicals, including paints and related materials.
- Must be available for emergency call-out.
- Possess a valid driver's license and continuously meet WaterOne driving standards.
- Pass post offer medical exam, including drug screen and background verification (may not apply to current employees).
Preferred Education, Skills & Experience
- Experience with Microsoft computer applications.
- Experience with maintaining and repairing irrigation systems and controls.
- Experience in tree and landscape trimming and pruning.

While performing the duties of this job, the employee may occasionally lift/or move up to 100 pounds and frequently lift or move up to 50 pounds. The employee must be able to move occasionally from one location to another and be able to remain in a stationary position for several hours a day. The employee must be in possession of a driver’s license and be able to operate a vehicle at any given time. The employee must be able to occasionally position self to perform grounds maintenance activities and be able to work in outdoor weather conditions. The employee must have the ability to ascend and descend ladders occasionally. The employee must meet qualifications for using air purifying and air supplied respiratory protection.
