All Campus Preventive Maintenance (ACPM) Specialist

Physical Location:

Kent Campus - Kent, OH

Salary:

  $20.83 - $21.75 (6 month rate)

Basic Function:

Under general supervision, performs a variety of tasks in maintenance and preventive maintenance of buildings, equipment, and systems within buildings campus-wide and ACPM staff expected to collectively provide 24/7 365 days a year campus-wide coverage. Reports to Building Maintenance Supervisor or other designated supervisor.

Examples of Duties:

Duties/essential functions may include, but not be limited to, the following:  

Performs elevator extractions when vertical transportation maintenance contractor is off site or unable to return in a timely manner.

Provides maintenance coverage to all after hour campus events as requested.

Follows facilities maintenance management system schedules and performs all major preventative maintenance tasks on air-handling equipment, air compressors, and pumps.

Responds to Fire Protection System trouble alarms/reports the same to Fire Prevention and Safety Coordinator.

Performs a variety of tasks required to provide 24 hour emergency response to all maintenance calls in the absence of other tradespersons (performs authorized repairs to refrigerated equipment to prevent product loss); carries campus master PED access (key cards and cut keys).

Provides 24 hour emergency glass repair; installs glass adhesive materials (glass doctor), removes broken glass, cuts and installs panels to maintain building security and weather tight integrity.

May repair and or replace door locking mechanisms, assigns temporary keys to customer.

Maintain, repair and replace various plumbing equipment such as water and sewage lines, sinks, faucets, toilets, bathtubs, drain lines, and iron, copper, and plastic pipes; perform minor installation of same. Open plugged drains; check pipes for leaks; replace, repair and maintain pipe covering insulation; lubricate pumps and valves; and change filters and motor couplers.

Maintain, repair, and replace various pieces of electrical equipment such as light fixtures, ballasts, electrical outlets, switches and appliances; ensure that safety regulations are followed.

Install, repair, and replace doors, windows, floors, walls, roofs, furniture, door closures, locks, window air conditioners, cabinets, etc.

May build masonry forms and pour concrete for entrance ways, sidewalks, ramps, etc.

May replace and maintain various HVAC equipment such as heating lines, thermostats, heaters, motors, air conditioners, air handlers, absorption machines, and air compressors; clean and perform minor installation of same; adjust and replace belts on motors and other drive equipment; adjust settings on thermostats and valves.

May paint fixtures, rooms, buildings, signs, equipment, interior and exterior pipes, and furniture.

Repair metal parts and equipment. May operate machine tools in order to make repairs on building and equipment parts; inspect buildings and equipment for needed repairs and compliance with technical orders, blueprints, specifications, handbooks, and/or established procedures.

Note and report any needed repairs during the performance of preventive maintenance.

Assist and provide access to contractors and inspectors.

Operate computerized energy management system.

Perform custodial and grounds keeping duties to include snow removal, as required; may repair food service and custodial equipment.

May drive vehicle to pick up and deliver personnel and materials.

May be required to assist tradespersons in the above duties and train and direct student employees or employees in a lower pay grade; may participate in training new employees.

Perform a variety of special projects (e.g. H1N1 dispensers, safety labels, campus banners).

Perform related duties as assigned.

Minimum Qualifications:

Minimum of three years skilled work experience in carpentry, electrical, plumbing, or HVAC related work or combination of all four, with one year substituted for trades' school completion. Must be able to successfully complete elevator extraction and fire panel training certification within 12 months of hire. Must be able to work varied hours and shifts to include evenings, weekends, holidays, and rotating shifts. May be called to work in emergency situations. Requires on and off-campus travel.

License/Certification:

Valid Ohio driver's license with safe driving record.

Knowledge Of:

One or a combination of the following: carpentry, electrical, plumbing, and/or heating/air conditioning *
Appropriate safety practices *
Inventory Control *
Custodial operations and safety practices *
All campus buildings and related properties (entrances, roof access, mechanical rooms, BA Trading Floor and MDF rooms, basic HVAC system knowledge, post lamp and building exterior lighting controls, and building utility isolations – including steam, domestic water, chilled water and electrical distribution panels *
General knowledge of campus hard surfaces and subsurface systems (road names, parking lots, bus stops, utility layout, utility tunnels, direct buried systems – e.g. sanitary, storm, steam, water *
Campus elevators, dumbwaiters, chair lifts, escalators *
Event Maintenance – Pre-event procedures and Event Maintenance Coverage (Stadium, MACC)*
Preventive Maintenance Equipment (Fans, compressed air systems, pumps) *
Preventive Maintenance Processes (Bearing maintenance, belt replacement, filter change, oil change, coil cleaning, equipment wipe down, control calibration, specification testing *
Emergency equipment, security and protection systems *

Skill In:

Interpersonal and written communication to effectively interact with University personnel and public in person and over the telephone *
Use of hand and power tools and welding equipment *

Ability To:

Demonstrate mechanical aptitude to include skill in building and equipment maintenance and repair *
Diagnose problems and determine appropriate action *
Interpret and apply blueprints and schematic diagrams *
Demonstrate physical dexterity and lift up to 100 pounds *
Work in high places, tunnels, and crawl spaces *
Read (e.g. log cards, work orders, repair manuals), write (e.g. materials requests), and accurately follow oral, written, and graphic instructions *
Perform basic mathematics (e.g. add, subtract, multiply, and divide whole numbers, fractions, and decimals, and to calculate percentages) *
Paint
Operate computerized equipment

Working Conditions / Physical Requirements:

Exposed to dirt, odors, moisture/wetness, heights, variable temperatures and weather conditions, loud equipment noise, potentially dangerous equipment (e.g. hand and power tools), light chemical substances (e.g. cleaning solutions), electricity and occasional high voltage; requires moderate physical exertion to include frequent lifting of up to 50 pounds (e.g. motors, repair parts), occasional lifting of up to 100 pounds (e.g. stall partitions), climbing ladders, extended periods of walking and standing, and working in crawl spaces.

Working Schedule:

Tuesday - Saturday, 2:30 p.m. - 11:00 p.m.; however, hours may vary to meet departmental needs.
