TYPE | TITLE: Full-Time Lease Analyst (Nonsupervisory)

POSITION SUMMARY:

The Lease Analyst will be responsible for providing administrative support, coordination, and assistance for lease administration services for the Butler Enterprises real estate, leasing, and lease administration team. The real estate, leasing, and lease administration teams provide comprehensive knowledge and access to data across the portfolio that enables management to make strategic real estate decisions that support and enhance their core business.

• Regular effective communication with internal teams (leasing, property management, accounting, marketing, construction), tenants, contractors, vendors, and company executives or personnel.
• Review, analyze, and process lease-related rent and other financial obligations of the tenants for accuracy and lease compliance, and enter into the Yardi System, a real estate/accounting operating system. From time to time facilitate the resolution of rent and other landlord/tenant issues.
• Review, process, scan, and upload to the lease administration system all lease documents, amendments, estoppel certificates, and SNDAs received from tenants for lease compliance, prepare hard copies for permanent lease file, and maintain reports for Options due and future critical lease dates. Prepare and send out monthly sales reports to the ownership and leasing team.
• Prepare notice letters to tenants, assist property management with mailouts to large groups, and any other clerical duties requested by the team. (e.g filing, scanning, copying, preparing notebooks, updating leasing reports for weekly meetings.)
• Maintain spreadsheet for Tenant Improvement and broker costs anticipated for the future to update accounting for budgeting purposes.
• Assist with answering phones as needed if the front desk assistant is absent.
• Prepare tenant demand and default notices at the direction of the Vice President of Lease Administration.
• Support internal requests for detailed lease interpretation and any supporting calculations.
• Review monthly expiration reports, month-to-month leases, and options due and review with the Vice President of Lease Administration.
• Assist teams with any special projects.
• Other duties may be assigned as situations arise to accommodate as needed.

EDUCATION, REQUIREMENTS, and PREFERENCES:

• 2-3 years’ experience in commercial real estate.
• Ability to read and understand complex real estate-based documents.
• College degree or equivalent, relevant work experience.
• Strong written and verbal skills.

REQUIRED COMPUTER SKILLS:

Proficiency in Microsoft Word, Excel, Outlook, and any real estate accounting software (e.g. MRI, Yardi, etc.), with the ability to learn other systems.
