Job description
Our client a vertically integrated developer owner & operator of retail assets with $1BAUM seeks an Asset Manager with 5 years experience in retail shopping centers to join their expanding team.
The Asset Manager is primarily responsible for developing & executing strategic plans to maximize each shopping center s financial performance collaborating with property managers to create cost savings & efficiency and increase profitability.
This is a fully onsite role based in Chino and our client provides excellent PPO for medical dental and vision 100% paid by the company.
A day in the life of the successful Asset Manager includes but is not limited to:
- Managing and overseeing the physical assets of the organization working alongside with property managers by planning organizing and directing operational activities
- Assisting in the development of strategic asset management plans
- Developing and executing strategic financial plans to optimize the financial performance of shopping centers
- Monitoring and analyzing property financials including rent rolls budgets and operational expenses; providing recommendations for enhancing property value and profitability
- Implementing effect ive budgeting and forecasting processes
- Analyzi ng vendor contracts and negotiating pricing including property management and service agreements to ensure operational efficiency
- Cult ivating and maintaining strong tenant relationships addressing tenant inquiries concerns and requests promptly. Overseeing lease negotiations renewals and relocations
- Superv ising property maintenance and ensure that facilities are wellmaintained and presentable
- Managing leases and vendors including transition of assets between contractors and service providers
- Overseeing capital improvement projects and renovations and coordinating with property management teams for property upkeep and enhancements
- Managing leasing efforts including identifying new tenants and negotiating lease agreements
- Optimizing occ upancy rates and minimize vacancies and collaborating with marketing teams to develop marketing strategies to attract and retain tenants
- Ensuring properties are compliant with local state and federal regulations
- Managing legal matters related to shopping center operations including lease disputes and propertyrelated issues
- Generat ing regular performance reports including financial analysis and property assessments
- Managin g the physical asset s maintenance budget by planning organizing and directing operational activities
- Developing implementing and maintaining quality assurance protocols
- Tracking market trends and assessing the impact on the shopping center portfolio
- Ensuring that all physical assets are in compliance with safety environmental and building codes
- Reviewing asset information such as warranties manufacturer warranties maintenance and service agreements and regulatory compliance
- Identifying and mit igate risks associated with shopping center operations; implementing crisis management plans and emergency response procedures
Requirements
The ideal Asset Manager candidate possesses the following skills & experience:
- Bach elors degree in business Real Estate Finance or a related field (Masters degree or relevant certifications a plus)
- Minimum of 5 years of commercial real estate and asset management experience with a focus on shopping centers
- Strong financial acumen and experience in budgeting and financial analysis
- Proficiency in lease negotiations and tenant relations
- Knowledge of local real estate laws and regulations
- Excellent communication negotiation and problemsolving skills
- Ability to work both independently and collaboratively as part of a team
- Strong organizational and project management skills
- Proficient in property management software and financial analysis tools
