The Keller Group is proud to partner with a growing and well-respected development firm that is looking to hire a motivated Construction Project Manager to oversee the construction of one of their major, multi-million-dollar projects in the Phoenix area. The Construction Project Manager will oversee this project from Final Design through Construction Completion. This is a new role due to growth in the portfolio. The company primarily focuses on multi-family, student-housing, multi-use, senior housing, hotels, and restaurants. Their projects are all over the US, but specifically this project manager will focus on the project(s) in the Phoenix area. This is a fantastic opportunity for someone who is entrepreneurial in nature and would like to be on the development side of the construction project.
Position Responsibilities:
- Work as the company’s main interface for all relationships during construction especially as it relates to budget and schedule.
- Assist in negotiations of the general contractor prime contract including the finalization and approval of the contract value.
- Review and assemble all contract exhibits for the prime contract with general contractor.
- Ensure project scope and plans remain unchanged without approval.
- Assist in negotiating and finalizing contracts with general contractors and utility providers.
- Manage procurement of owner-provided items and design finishes.
- Coordinate design professionals and consultants to meet project milestones.
- Facilitate project approval processes and secure necessary resources.
- Monitor and mitigate project risks, communicate with stakeholders, and report project status regularly.
- Review and approve pay applications and resolve schedule conflicts.
- Develop presentations and reports for management and stakeholders.
- Define project success metrics and manage project communications.
- Support investment team with budgeting, contracts, and regulatory compliance.
- Maintain confidentiality of project information.
Qualifications:
- Bachelor’s degree in Architecture, Planning, Engineering, Construction Management, Business Admin, or related field.
- Minimum four years of experience in Architecture, Engineering, Construction, or Real Estate Development.
- Experience in construction techniques for wood frame and/or high-rise construction.
- Knowledge and experience managing construction costs and schedule.
- Understanding of municipal approval and permitting processes
- Experience creating and implementing design and construction project-based budgets and forecasts
