Job Location Chesmar Homes - Dallas East - Richardson, TX
Description Position Summary: As the
Land Manager , you are responsible for acquiring undeveloped land or finished lots for the homebuilding division. You will create relationships with property owners, brokers, land developers, city officials and others to secure future and continuing land positions.
Responsibilities and Duties: - Research and identify potential land acquisition opportunities that align with Market Strategy and Business Plan goals
- Responsible for the research and analysis of data and the development of financial models under the supervision of management for the purposes of identifying viable real estate acquisitions.
- Assist in the preparation of Land Packages that seek Corporate approval of real estate transactions, including exhibits and third-party submarket data for all land packages.
- Prepare letters of intent
- Maintain close relationships with land developers, brokers and landowners
- Underwrite and analyze the financial aspects of each development opportunity
- Negotiate purchase contracts with sellers Inspect work and approve invoices, pay applications, and change orders
- Coordinate with city, county, and municipal partners to resolve issues with agencies having jurisdiction over projects
- Responsible for timely fiscal reporting for budgets and invoicing
Qualifications Job Knowledge and Skills: - Proficient with standard software such as Windows, Word, Excel, and Outlook
- Effective interpersonal, verbal, and written communication skills
- Maintain proper and professional etiquette and appearance.
- Exemplary customer service skills
- Attention to detail to ensure tasks are completed thoroughly and correctly in fast-paced high work volume
- Knowledge of office management responsibilities, systems, and producers
- Strong interpersonal skills to interact positively with all employees
- Flexibility to help assist with new task and office change
- Capacity to prioritize and delegate tasks
- Excellent time management skills and ability to multi- task and prioritize work
- Must have a valid drivers license and successfully pass a background check
Education Requirements: - Bachelors degree in engineering, construction management or related program
- 3 + years of experience working in real estate acquisition, land development, management, or financial industry preferred
