Renovation Superintendent

POSITION SUMMARY:
We are looking for a Renovation Superintendent for Waterford Glen Apartments in South Bend, IN. This position will report to the Project Manager. The Renovation Superintendent is responsible for the hands on portion of a construction project. The superintendent will the point person for all construction related questions.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
● Order materials required for each phase of the project ensuring "just in time" delivery
● Ensure all work being conducted on site is of good workmanship
● Walk units for contractor draws
● Communicate with city inspectors
● Communicate daily renovation progress to the Project Manager
● Communication with and recruitment of new subcontractors
● Maintain an open line of communication with the Property Manager on estimated completion dates
● Ensure all quality issues are resolved immediately.
● Perform quality checks frequently during the project.
● Manage the project continuously through completion.
● Ensure that work is being carried out in a sequential manner for all units under construction.
● Identify, document, and prioritize project change requests and facilitate the approval process. Re-plan as necessary based on changes.
● Generate new techniques, ideas and solutions that can improve delivery quality, increase efficiency, and reduce costs. Identify lessons learned and share with organization.
● Coach and mentor new team members.
● Delegate project tasks based on staff members' individual strengths, skill sets and experience levels.
● Perform renovation work within vacant units including carpentry, tile, paint, etc.

● Other related duties as assigned.

SKILLS AND QUALIFICATIONS:
● Strong organization skills, time management, and attention to detail.
● General Carpentry, Electrical, Plumbing, Drywall
● Ability to travel throughout Indiana
● Ability to manage multiple priorities within a fast-paced environment.
● Ability to interact with all levels of management.
● Strong verbal and written communication skills, including documentation of findings and recommendations.
● Excellent leadership, problem solving and conflict resolution skills.
● Strong interpersonal skills and ability to work in a team environment and build relationships.

EDUCATION, TRAINING AND/OR EXPERIENCE
● High School Diploma/GED
● 5+ Years in commercial construction superintendent

Subcontractors, Carpenters, and General Laborers
