As a Maintenance Manager, you will carry out our Mission of Love by providing hands-on leadership for a group of employees, to include supervisors, leads and maintenance staff. Assigns and schedules work and employees. Determines staffing needs and is responsible for employment recommendations, termination of staff, conducts performance reviews, and determines salary with department director. Coaches and counsel's employees and acts as a liaison between departments and with other agencies.
What will I do as a Maintenance Manager?
- Organize and develop goals and objectives for a maintenance group and to work with other maintenance managers, supervisors, leads and their personnel to coordinate their efforts utilizing a team approach between individuals and groups to complete tasks and to trouble-shoot and solve problems.
- Knowledge of OSHA, local, state and federal requirements, applicable building, electrical, plumbing and trade codes, and all regulatory agency requirements and regulations.
- The ability to allocate labor, set priorities, manage time and set requirements to insure the Maintenance group meets the Maintenance Department's function for completion of work orders and assigned tasks, and the identification and trouble-shooting of equipment, structure and other problems including the effective operation of a preventive maintenance system.
- Manage, supervise, schedule and inspect work, including work order requests and preventative maintenance items, for maintenance staff in designated area of supervision both in shops and the field. Insure proper requisition of supplies and materials for the maintenance staff.
- Responsible for maintaining established staffing plan through effective recruitment, interviewing and selection of the best suited candidates. Mentor staff through regular performance reviews and refer to continuing education programs. Adheres to the progressive discipline policy/procedure outlined in the Masonic Villages' Personnel Policy/Code of Conduct Handbook.
- Insure the proper operation of all equipment and systems including but not limited to heating, cooling, water, sewer, high voltage distribution systems, roadways and the proper condition of the physical plant including buildings, roadways, walkways and general grounds.
- Insure personnel are properly trained in maintenance operations, maintenance of equipment, systems, tools and PPE. Insure the safety of all staff, observe practices of staff and report unsafe practices to the department director.
- Assist in the planning and preparation of the annual department operating and capital projects budgets.
What is required in this position:
- High School graduate or equivalent.
- Skilled in one or more trades (carpentry, masonry, equipment operation, electrical, plumbing, painting, HVAC, etc.) with six years' experience in maintenance and trade.
- A knowledge of construction practices and building codes.
- A strong knowledge in project management.
- A minimum of four years of supervisory experience is required.
- Must have skills in allocation of labor, prioritizing, time management, supervision and understanding of blueprints and specifications.
- Must have a valid Pennsylvania Driver's License.
- Excellent communication skills to all levels of staff.
- Strong written, oral, organizational, and computer skills.
