POSITION SUMMARY
Under the direction of the Director of Engineering, this position provides day to day oversight and maintenance of the staff, physical plant, building, and grounds. The Associate Director of Engineering is responsible for the efficient operation and maintenance of the building’s physical plant and related systems within parameters established by the VP of Facilities and Property and the Director of Engineering. Building systems included in the scope of this position are: HVAC and Controls/BMS, plumbing, electrical, emergency power, life safety, medical O2, medical air, medical vacuum systems, roofs and architectural systems, and grounds. This position supervises, directs, trains, and evaluates non-exempt staff, and oversees outside contract staff. This position monitors job progress and effectively communicates to all concerned parties within the organization.
At the direction of the VP of Facilities and Engineering, as needed, to provide continuous Supervisory coverage, or to complete special projects, perform some or all of the job duties stated herein for the White Plains campus which includes the Elizabeth Seton School and Clinic.
JOB FUNCTIONS & RESPONSIBILITIES

- Assist with assigning service and preventative work orders to staff and monitor staff productivity.
- Diagnosis and facilitate repair of electrical, plumbing, mechanical, architectural systems, medical gas systems, safety management systems, building exterior, and grounds. This includes but is not limited to replacing motors, bearings, piping, seals, gaskets, circuit breakers, switches, replacing light fixtures, pumps, small ductwork repairs, repairing doors and door hardware, repairing beds and cribs, other minor equipment repairs, and painting, as directed.
- Facilitate preventative maintenance tasks on life safety, plant, and building equipment. This includes but is not limited to changing oil on equipment, changing air filters, lubricating equipment, replacing worn components, cleaning strainers, replacing gauges and thermometers, maintaining cooling towers, boilers, chillers, emergency generator operation, and related HVAC equipment and BMS systems.
- Participates in interviewing and hiring process of new employees and those transferring from other departments.
- Supervises the work of the Assistant Director of Maintenance.
- Orients and trains Mechanics III, II & I, to evaluate deficient conditions and inspects repairs completed to make sure the work meets the standards of the facility.
- Participate in and train staff in safety programs including OSHA compliance, life safety system testing and servicing.
- Promotes continuous improvement in operations, disaster avoidance, reliability, maintainability and performance of HVAC systems.
- Manage special projects for the facility.
- Completes property inspections on a monthly basis, both interior and exterior.
- Drafts material and replacement parts lists and other reports useful to Management. Exercises purchasing authority within constraints set by ESCC and Department policy.
- Ensures that shops, machine rooms, storage rooms, roofs, and grounds are maintained in a neat, clean, orderly fashion.
- Maintains records as directed.
- Oversees staff in the completion of all paperwork in a timely fashion.
- Advises on preventative maintenance standards, schedules, and process improvements.
- Assist with managing outside contract staff when needed.
- Respond to e-mails and communicates job progress to the organization.
- Respond to all fire alarms as a member of the fire response team.
- Participates in progressive discipline of non-exempt employees in cooperation with direct Supervisors and the Talent Management Department.
- Provides feedback and participates in annual performance evaluations.
- Other related duties as may become necessary or as directed by Supervisor.
- After normal business hours, be reachable by phone, e-mail, text, and respond to campus as necessary to mitigate plant related problems.
- During declared or pending campus or regional emergencies, the Associate Director of Engineering may be asked to stay on campus or report to work upon request in order to ensure the integrity of the physical plant and the delivery of quality Engineering service for all concerned.
- May be asked to drive vehicles owned or leased by ESCC.
- When directed, assists with managing the White Plains Campus by responding to problems, overseeing outside contractors, and helping the Maintenance Superintendent when needed.
- High school diploma/trade school diploma or equivalent
- Valid NYS driver’s license

- Must be able to read, write, speak, and understand the English language fluently.
- Must meet or exceed all health standards and requirements for the position as established by NYDOH and all other regulatory agencies.
- Must meet the general health requirements set fourth by the policies of this Center which includes a medical and physical examination.
- Must be able to push, pull, move, and/or lift a minimum of fifty (50) pounds.
- Perform tasks that may involve exposure to the resident’s blood/body fluids.
- Must be able to assist in the evacuation of residents, if necessary.
Working Conditions:
- Will work in varying conditions where PPE may be required.
- Will be subject to frequent interruptions and must be able to multi-tasking.
- May be asked to work beyond normal working hours, and in other positions temporarily, when necessary.
- 5 years related experience minimum, preferably in a healthcare environment
Salary Range:
$95,000.00/Yr. To $125,000.00/Yr.
