We are a general contracting firm that is looking for a Superintendent to join our team. Ideally seeking someone with at least 5 years of superintendent experience with a focus in large complex commercial office projects. If you have Concrete, multi-level, Blue Beam, ground-up, office/creative space, parking, studio/stage experience, we want to talk to you!- Promotes site cleanliness and safety on the job, and efficiently implements and administers our safety policies and procedures
- Sends to subcontractors on a weekly basis a detailed, coordinated breakdown of each subcontractor's daily work activity that is gathered and documented
- Manages, publishes, and reviews the subcontractor's weekly schedule at the subcontractor meeting
- Controls changes to the scope and the schedule
- Records daily events on the job site accurately and promptly, is aware of the need for daily logs, and instills accountability in the entire project team
- Extensive knowledge and comprehension of the order of operations
- Has understanding of Dual Gate Systems, comprehends and abides by Labor Trade Contracts, and a thorough understanding of the various formwork and building
- Determines the aerial lifts that OSHA requires and is aware of the requirements for vertical transportation
- Determines the job's total hoisting requirements; sizes and positions cranes accordingly
- Plan and arrange the logistics for the project site: Location of the crane, man lift/loading dock, dumpsters, pedestrian protection, SWPPP, lighting, particular staging needs, concrete pumps, ready-mix staging, signage, parking, temporary utilities, etc
- Understanding the general operation and timing of the building's BMS during the TCO/commissioning process
- Comprehensive knowledge of all Fire/Alarm/Safety Systems, their sequencing during construction, and their relevance to TCO
- Creates and implements a QA/QC program, and manages the Punch List Program's execution
- Establishes test schedules and completes all commissioning in accordance with schedule and specification demands.
- Ultimately in charge of excellence and craftsmanship
- Ensures that all necessary inspections are planned, organized, carried out, tracked, and finished
- Oversees the execution of the necessary special inspections and work permit signing
- Understands any needs of the local law, authority, or soil report, as well as the local rule for disposing of groundwater
