Maintenance Supervisor
Job Description Summary The Maintenance Supervisor provides maintenance support and is accountable for delivering on our commitments to our residents. This includes quality move-in, resident satisfaction, quality and timely service and personal attention to our residents. The Maintenance Supervisor responds to our resident's service request and is instrumental in helping Cushman and Wakefield deliver superior customer service to our residents.
Job Description POSITION PURPOSE - The Maintenance Supervisor will be a member of the C&W Services facilities management team at UNUM - Portland, ME and will directly manage the Operations and Maintenance services on site. The overall facilities services program at UNUM includes operations & maintenance and custodial services.
- The Maintenance Supervisor will support the Operations Manager in providing the members of the UNUM community with a reliable and functional physical office environment that supports the various objectives associated with the mission of UNUM.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES: Liaison Relationships - The Maintenance Supervisor will maintain regular collaborative working relationships with the client.
Performance Responsibilities - Pay: $33hr-$37hr
- Schedule: Monday-Friday (7:30am-4:00pm)
- Directly supervise and give direction to the maintenance team and oversee housekeeping operations along with housekeeping supervisor.
- Oversee all building systems including fire/life safety, painting, carpentry, plumbing, HVAC, electrical and general facility maintenance issues. Respond to all emergency situations quickly (fire, evacuation, equipment , etc.) and customer concerns - 24/7.
- Follow and enforce compliance with C&W Services and client policies, including but not limited to recruitment, termination, discipline and performance evaluations.
- Safety program administration: as directed and supported by C&W Services Regional HSSE Director, execute the corporate safety program to promote an injury free workplace. Subcontractor management and contract administration: to include evaluation, selection, and inspection of work performed. Responsible for collection of necessary technical data and preparation of justifications to support budget approval for energy conservation measures, and deferred maintenance items. Support budgetary planning and control of expenditures.
- Follow and enforce methods and procedures for notification of work schedules to client. Coordinate department trades and functions to accomplish special and routine work activities.
- Develop, coordinate, and maintain an effective planned preventive maintenance program for both buildings and utility systems. Ensure that maintenance work orders are completed and accurate; carry realistic priorities and proper approvals within the Computerized Maintenance Management System. Accountable for the training and development of maintenance work force. Scheduling the workload to efficiently and economically meet work responsibilities and for training of employees.
- Accountable for requisitioning, inventory control, and maintenance of facilities related equipment and supplies. Participate in all aspects of the facilities budget along with the Operations Manager.
- Act as liaison with federal, state, and local agencies, contractors, and members of the client community on all technical matters affecting facilities management.
- Ensure compliance with applicable codes, requisitions, government agency, and company directives as relates to building operations.
QUALIFICATIONS, EDUCATION & EXPERIENCE: - To perform this position successfully, an individual must be able to perform each job duty satisfactorily. - Evidence of an understanding of the purposes of office spaces and the ability to work with client administrators in a peer relationship. Bachelor or Associates degree from an accredited college or university is not required but is preferred. 7+ years of related work experience in a commercial property setting or any similar combination of education or experience in the operation, installation and maintenance of building systems with in-depth technical understanding and knowledge of all HVAC, electrical, plumbing, fire/life safety, and control systems. Ability to organize and delegate work to control a variety of programs simultaneously and the adaptability to cope with changing office facilities standards and requirements. Knowledge of management techniques, including record keeping, reporting, budgeting, inventory control, and personnel and performance analyses. Knowledge in Computerized Maintenance Management Systems (CMMS) preferred. Proficient with Microsoft Office Suite of software including Word, Excel, PowerPoint, & SharePoint. Strong customer satisfaction work ethic; demonstrates attention to detail. Understands business implications and decisions. Ability to read, analyze, and interpret blueprints, technical procedures, and governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from various groups. Possess or have the ability to obtain a valid Tennessee Driver's License.

WORK ENVIRONMENT: - The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job: Office Building on multi-Building Campus in Urban environment including interior mechanical rooms and exterior utility spaces; travel from site to site; exposure to noise, dust, grease, smoke, fumes, gases, electrical energy; navigating vehicle traffic in roadways/parking lots/parking decks, adverse weather conditions; work or inspect in confined spaces, work at heights on scaffolding and ladders and with machinery.
