Regional Property Manager
Direct Hire; $135K - $150K plus bonus

Experience/Qualifications
· Minimum of 5 years of experience in Retail Property Management.
· Bachelor’s degree preferred but not required
· Prior experience managing/motivating team members.
· Active Real Estate License as of your start date with the company.
· Reliable transportation for traveling to client sites.
· Clean driving record and responsible driver.

Managing Your Team and Being a Leader
- Motivate a Property Management team consisting of Property Managers, Assistant Property Managers, and/or Administrative Staff
- Work with Property Managers on yearly reconciliations and operating budgets
- Review PM team member monthly reporting.
· Assist in the review of annual budgets and reconciliations to ensure accuracy and understanding by direct reports.
- Mentor, coach, supervise and develop onsite team members.
- Assist Direct Reports in solidifying positive relationships with client by being proactive and responsive to clients’ needs and requests.
- Prepare and report information in a timely fashion to designated staff as set forth by upper management.
- Develop and implement staffing plans along with Assistant Director as needed for direct reports and job descriptions as required for assigned sites and promote continuous training for all direct reports.
- Prepare employee evaluations and make promotion and compensation recommendations.
- Ensure that the established policies and procedures are within the Company’s policies
- Review and approve time off request for direct reports.
- Quarterly visits to sites, face to face interaction with direct reports to review policies, procedures, and performance.
Client/Property Expectations for a Regional Manager and Their Team
- Manage a portfolio of retail properties owned by our clients on an as needed basis.
- Work with the owners to identify property goals and objectives.
- Implement effective cost control, revenue maximization, and delinquency management
- Ensure all required weekly, monthly, and quarterly reports are completed accurately and in a timely manner by the property team members.
· Determine, implement, and follow up on any corrective action plans for deficiencies found at properties.
· Ensure partnerships with vendors are executed in a manner which provides protection for the company and its clients and is consistent with management agreements
- Monitor aged payable reports to ensure that invoices are being processed and paid timely.
- Responsible for handling and resolving escalated complaints from tenants and clients.
- Participate in onboarding and off boarding activities related to property transitions.
- Assist upper management in understanding and working with the client to determine the goals and objectives for the performance of the real estate assets.
- Assist in the final review of Yardi lease level set up.
- Engage with clients, including attendance of standing/monthly conference calls.
· Lease administration and accounting coordination, enforcement and compliance, including working knowledge of the following:
· Defaults
· Certificates of Insurance
· Gross Sales
· Annual Reconciliations
· Budgets
· AR/AP Coding and Approval
· Collections
· Cash Management
· Property Tax Appeals
· Vendor coordination and oversight including review of service agreements, bidding and insurance requirements.
· Construction Supervision for Landlord or Tenant build out and capital expense projects
