Description of Job

The Facilities, Safety and Security Section, within the Administrative Offices Division, coordinates and facilitates the acquisition, maintenance, modification, and repair of the Department of Revenue facilities statewide. This entails managing and coordinating all Department of Revenue tasks associated with renovations and new construction projects from conceptual planning and design through the bidding, construction and occupancy. Facilities, Safety and Security also has the responsibility of emergency preparedness and planning for DOR and ensures all American with Disabilities Act (ADA) facilities requirements are met and the management of Fleet vehicles.


We're hiring an excellent listener and communicator who understands legal documents and language to be our Lease Administrator in our Facilities, Safety and Security unit! Use your collaboration skills to work with the State Brokers and CDOR stakeholders to review and negotiate contracts and lease agreements between CDOR and property owners. Your ability to navigate difficult contracts by suggesting alternatives and finding common ground while remaining professional is critical in this role. You will actively listen to all parties to understand the intention of negotiations, resulting in clear and detailed lease verbiage to meet needs. MINIMUM QUALIFICATIONS:

Must meet one of the following or any combination of experience/education to meet the qualifications:


OPTION 1:

7 years of experience in a legal/law, real estate and/or contracts administration role.


OPTION 2:

Bachelor's degree from an accredited institution in a field of study related to the work assignment.

AND


3 years of professional experience in legal/law, real estate and/or contracts administration role.


OPTION 3:

Additional appropriate education will substitute for the required experience on a year-for-year basis.

Preferred Qualifications:

State experience with interpreting any of the following: Colorado Constitution, Colorado Revised Statutes, Colorado Fiscal Rules, Colorado Procurement Code and Rules, Colorado Leasing Policies of the Real Estate Program section of the Office of the State Architect Colorado Code and Regulations, State Controller Policy, Attorney General Policy and guidelines, Department memos, policy statements and procedures, and State and Federal case law.
Proficiency with Google Suite and Microsoft Office
Collaboration and negotiation skills
Demonstrated written and verbal communication skills
Experience working in a legal work environment
Experience with accounting, budgeting and processing reconciliations
Experience with real estate
