Job Summary:
The Resident Relations Manager (RRM) provides leasing and community managerial support for the POD in all aspects of field-level operations for a community or assigned area of homes. This includes monitoring, evaluating and communicating pre-construction, final construction and ongoing operational activities for stabilized homes. The RRM is responsible for delivering the customer service experience and assists with rent collection, marketing, leasing, showings, application gathering, resident inquires and maintenance resolution. They set the stage for residency experience to include the expectations of the services that Progress Property Management (PPM) provides as well as the resident’s expectations to maintain the home. The RRM is responsible for ensuring a smooth transition into a Progress home that will set the expectation of what the resident is responsible for during their residency. This is a hybrid role, combining the Resident Relations Manager and Resident Relations Specialist - Market roles.

Essential Functions:
Optimize financial performance for the portfolio by assisting in achieving leasing, rent & occupancy goals.
Assist with revenue and debt collections by monitoring cash collections, performing occupancy checks and posting abandonment notices.
Manage available inventory through timely communication of make ready homes, as applicable, to appropriate IT and software support departments.
Maintain and communicate knowledge of the competitive market, including, rents, available product, neighborhood characteristics and general economic trends.
Provide outstanding customer service and timely responses to customer requests.
Manage the customer experience by conducting home cataloguing, move-in inspections, move-in orientations and warm call follow-up.
Assist with move out inspections, punch lists and final inspections for make ready homes, as necessary.
Conducts pre-move in inspections and completes minor items and/or submits service requests to ensure quality control & the home is ready for move in which may include: removing signage, re-keying the home, placing keys into the lock box.
Ensure each vacant home is clean, marketable and accessible by conducting weekly (2x a week) property inspections and light cleanup of grounds around individual vacant homes.
Demonstrate basic/light maintenance and repair skills for completing minor service items such as re-keying smart locks and changing smoke detector batteries, light bulbs and air filters.
Assist by verifying utilities are connected and appropriate trash/recycle receptacles are at home (if provided by utility provider).
Reviews irrigation systems to assure that they are fully functional and demonstrates operation with resident, including timer; reminds resident that water restrictions can apply and to verify restrictions with local water utility.
Ensure Smart Home systems are operational and follow Lock and Security Device Policy, install/Remove assigned self-show lockbox, as applicable
Ensure that all policies and procedures are followed to enable assigned community/area/homes to function according to quality standards and operating objectives.
Confirms lease has been signed and all move in monies have been collected prior to the move in date or re-schedules with the support of Application Coordinator if all documentation and move in monies have not been paid.
Completes move in follow-up within 24 to 48 hours ensuring to communicate utility transfers, renter’s insurance requirements and rent due dates. Carry out other assigned duties that are in the best interests of the company.
Qualifications:
Minimum 2 years of progressive property management experience or in either the single family or multi-family rental industry required
Knowledge of basic/light maintenance
Must have a valid Driver’s License
Ability to build and maintain positive relationships internally and externally
Possesses strong organizational skills; detail oriented
Ability to thrive in a dynamic, fast-changing, growth environment
Hold self and team accountable for results and provide timely feedback
Ability to work without direct supervision and stay on task
Foster teamwork and mutual respect throughout the company

Excellent oral and written communication skills
Computer literacy, ability to comfortably navigate new technology and competency in MS Office suite a must
Previous use of Yardi Voyager and Salesforce a plus
Physical Demands:
Standing, walking, and/or sitting for extended periods of time
Moderate stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing
Ability to lift and/or move 50 pounds or more
Ability to use standard maintenance equipment
Ability to drive for long periods of time.
