ABOUT THE ROLE
The Global Property Manager is responsible for a global portfolio of industrial properties for a CBRE client. This role involves scheduling and overseeing inspections, report writing, interfacing with local CBRE resources, and managing contractors/vendors.

WHAT YOU’LL DO
Responds to client needs, ensuring that problems are addressed and resolved promptly. Ensures that services are provided in compliance with policies, procedures, regulations, and contractual obligations and standards.

Regularly prepare summaries that highlight open issues/risks, changes since previous inspection, findings, recommendations, upcoming decisions and requested action items.

Request and compile and prepare journals of updated site photos, per a mutually agreed standard format and shot location.

Prepare and update logs to include description of completed project work, maintenance/repair work, and status, timelines and milestones of ongoing projects.

Bids, secures, and administers service agreements with vendors and suppliers, while achieving the best value for facility products and services.

Track and update status of expenses, invoicing, vendor payment, and CBRE reimbursement of site- specific duties rendered with their associated expense, including anticipated services and associated expense. Include copies of all invoices, including local CBRE resources, as well as 3rd Parties to comply with client requirements.

Upon request, create a comprehensive reports and presentations outlining the program details, activities, benefits, etc.

Engage vendors and/or CBRE local resources to monitor and ensure condition of fencing, gates, locks, and signage are in acceptable condition and working order. Collaborate with the client's team and recommend additional security measures.

Manage inspection of client locations for weed and landscape overgrowth. Arrange for mowing/trimming by a vendor if needed. Prepare an annual management plan and budget for weed/brush overgrowth, and handle brush and timber clearances to prevent wildfires.

Arrange for a professional inspection for pest infestation at suitable client locations using approved 3rd party vendors.

Within six months of SOW Effective Date, CBRE shall collaborate with the client site team to develop an Emergency Response Plan and communication tree that applies to each client location. Update plan with appropriate changes and ensure point of contact's information is included.

Serve as the first point of contact for emergency response during business hours. Identify local CBRE resource or vendor to serve as point of contact during off-hours.

Provides informal supervision to individual employees and vendors remotely. Mentors and coaches team members to further develop proficiencies. Leads by example and models behaviors that are consistent with the company's values.
