Job description

ATARID Specialist Recruiters to the Property and Asset Management Industry have been retained by our client, and developer and manager of investment firm specializing in commercial and multifamily real estate, with a need for an experienced:

Senior Property Manager or Supervisor to manage the daily operations of a large multifamily property. Supervise Assistant Property Manager, Leasing, Admin and Maintenance personnel.

Job Responsibilities:
-Drive leasing to maximize occupancy.
-Collect rents due from the residents, taking any appropriate legal action for unpaid rents.
-Aware of competitive market conditions, maximizing rental revenues at the property.
-Maintain rental schedule appropriately, allowing efficient pricing and leasing of units.
-Diligently strive to pinpoint expenses that can be reduced.
-Prepare and review month-end site reporting packages.
-Ensure that all monies received at the property are deposited daily.
-Active involvement in preparation of property budgets
-Ensure that all A/P Invoices are processed in a timely manner.
-Review financial statement packages for accuracy and reporting presentation.
-Ensure the property is rented to the fullest capacity.
-Utilize marketing strategies to secure prospective residents.
-Oversee staff are effectively closing and leasing units.
-Ensure leasing staff have relevant information about local market competition.
-Monitor and analyze traffic, conversion ratios, budget guidelines, renewal information, marketing data and deliver when requested.
-Dealing with resident concerns on a timely basis to ensure resident satisfaction.
-Develop and implement resident retention.
-Provide ongoing training, mentoring, coaching and leadership to all site staff.
-Ensure all administrative paperwork is accurate, complete, and submitted on a timely basis.
-Conduct regular property inspections regarding community appearance and that repairs are completed in a timely basis.
-Ensure that models and market-ready apartments are walked daily and communicate any service-related needs to maintenance.

Qualifications:
-5+ years success as a Senior Property Manager or Supervisor experienced managing large conventional market rate multifamily properties.
-Ability to communicate effectively with a diverse group of personalities.
-Possess a positive attitude, with a confident customer service approach.
-Proficiency in Microsoft 365 and property management software is required.
-Valid driver's license

Compensation: $70,000 - $85,000 Negotiable, commensurate with experience, plus bonus. Benefits include Medical, Dental, Vision, 401K, Vacation, PTO, Holidays.
