Job description
This is a full-time on-site position in Washington, D.C.
Responsibilities:
- Manage multiple projects at various phases and in various locations, from project identification through design, planning, financial approval, permit issuance, construction, and financial closeout. Demonstrate full accountability for end-to-end management of projects.
- Drive the project start-up process for construction-related activities including project plans, budgets, work breakdown structure, resource planning, risk management, etc. Develop a project plan to monitor and track progress and ensure resource availability and allocation. Manage the approval process.
- Build rapport with project stakeholders. Perform all contracted scopes per Best Practices.
- Develop project goals and scope of work.
- Responsible to prepare initial construction estimates, bidding out projects, and selection of contractors, as well as tracking budgets and change orders.
- Ensure all work is properly contracted/subcontracted.
- Manage the design process to ensure that standards are met and that accurate and detailed budgets are created. Adhere to all OSHA and Environment regulations.
- Manage site personnel and subcontractors. Drive safety, quality, and productivity in the field.
- Lead vetting and selection of the development team and assist in the negotiation of contracts with vendors, suppliers, and subcontractors.
- Manage changes to the project scope, project schedule, and project costs using appropriate verification techniques.
- Supervise or coordinate site inspections/condition assessments. Lead site consolidation, renovation, and disposition projects. Report conclusions to leadership and the lead team.
- Perform buyout, submittal process, quality control, safety compliance, scheduling, and closeout successfully.
- Manage vendors (GC, A&E, Specialty vendors, etc.) to ensure full compliance with all project policies and procedures, including the formal closeout of all projects in less than eighty days after project completion.
- Visit projects onsite weekly and sometimes daily if necessary.
Requirements
- Bachelors degree in engineering, architecture, construction management or in engineering
- Four or more years of experience in project management, project engineering, or project planning (scope, schedule, cost, quality)
- Experience in field management
- Understanding of compliance and quality assurance guidelines and best practices
- Demonstrated experience managing self-performed work activities and subcontracted work.
- Working knowledge of construction means and methods associated with the renovation of commercial and institutional buildings and site work related thereto.
- High level of proficiency with spreadsheets, email, and other software used in the construction industry.
- Experience in federal contracting is preferred.
- Current safety credentials include OSHA 30, First Aid, and CPR.
- Current CQM certification issued by USACE / NAVFAC.
- Professional credentials – either Engineer in Training (EIT) or Project Management Professional (PMP) desired.
