Job description
We are looking for a Site Acquisition Manager for our enterprise communications and service client. The Site Acquisition Manager I (SAM I) is responsible for all entitlement requirements of the telecommunications equipment deployment for the assigned job/sites and is the recognized leader and decision maker on all issues falling under the entitlement and pre-construction scopes of work. You will provide support, forecasting, and quality control for a project's site development activities. This position contributes to the site acquisition team's timely execution of real estate, design, zoning, permitting, and compliance activities. You will support the SAM II & SAM III teams with site acquisition tasks, and Service Provider oversight during the completion of any assigned tasks. It is also intended that the SAM I will learn and eventually be able to work on more complicated tasks/sites. This is a remote role but must be in the OH market area. There could be some travel and AT&T experience is preferred.
This is a 6-month contract role initially (likely to extend), 40 hours/week with overtime as needed, remote in Ohio.

RESPONSIBILITIES
- Responsible for forecasting and delivering on forecasted dates within the applicable database of record.
- Lead weekly deployment calls with Service Providers and site acquisition teams to solidify and report on- site Status, issue Owner, Action required, and time frame for issue resolution.
- Report directly to Customer representative and/or Client Customer Project Management details on every site in the deployment plan- site Status, issue Owner, the Action required, and the time frame for resolution.
- Responsible for ensuring deliverables are attained within the forecasted timeframe for all Site Acquisition activities on projects.
- Determining entitlement requirements based on the Customer requirement including- Scoping & due diligence, supporting, RF design, lease/license file reviews, zoning/permitting determinations, and/or potential regulatory or environmental limitations.
- Coordinate & schedule site design visits and technical team visits with various functions as required. Confirm the proposed A&E solution with the Construction Manager and Customer representative as required.
- Interface with Customer Project Team and Customer Legal, & Regulatory functions as required.
- Facilitate and oversee Leasing or Landlord Consent Activities.
- Evaluate engineering deliverables.
- Support NTP handoff to construction & provide support during the build phase of the project.
- Upload or otherwise maintain all necessary deliverables into the applicable database of record for the project.
- Hand off a clean, defect-free, and workable Site Action Review Form to construction.
- Resolve quality audit discrepancies as they are discovered.
QUALIFICATIONS AND EXPERIENCE
- Bachelor of Science or Arts preferred (4-year college degree) with a concentration in business, planning, engineering, construction management, or equivalent work experience in the wireless site development industry.
- Post-graduate degree in applicable discipline a plus.
- Minimum 3 years of experience in telecommunication Site Acquisition.
- Extensive experience working with MLA partners and tower companies.
- Ability to travel as required & excellent negotiation and contract language review skills.
- Deep understanding of Real Estate practices and processes.
- Knowledge of LTE network design fundamentals.
- Real Estate Sales or Brokers license or License to Practice Law in any State a plus.
- Telecommunications construction process knowledge is a plus.
- Advanced skills with Microsoft Office applications: Excel, Word, Outlook, Adobe Acrobat.
- Google Earth and related add-ons for Antenna Structure Registry (ASR) locations.
- Knowledge of specific databases of records required by carriers.

Pay Rate: $34 - $38/hr.
