Job Title: Project Manager
Overview: Responsible for one or more project deliveries including planning and execution, client relationships, and communications across the client, Project Team including vendors and JRS.
Classification: Exempt
Reports to: Office Manager with a dotted line to the Project Architect.
Essential Job Functions:
- Client and project advocate and source of continuity.
- Primary project contact for client, Project Team, vendors, and JRS including verbal and written project communications; this also includes proper engagement of the Project Architect and other key JRS personnel.
- Project Team liaison with office administration relative to calendar schedule, project agreements, billing, and project closeout.
- Project planning and execution in a timely manner and on budget. This includes but is not limited to:
- Outlining the Project scope and services, obtaining the necessary approvals.
- Developing, maintaining, and coordinating project calendar schedule with the client, Project Architect, designers, etc.
- Ensuring appropriate representation at project meetings.
- Informing office administration of proper monthly billing amount, and of amounts payable to consultants.
- Keeping Project Architect informed of major changes in project scope, calendar schedule, and construction budget; consulting with the Project Architect on such changes and during the bidding/negotiation process.
- Managing the financial aspects of the projects, keeping the Project Architect informed of any deviations and status.
- Conducting periodic reviews of working drawings and other project documentation produced by the Project Team.
- Keeping the Principal and Project Architect assigned to the project aware of project status and engaging in key milestone reviews including designs.
- Providing management/coaching guidance to Jr. Project Managers and CADD Operators assigned to the Project.
- Adhering to project budget and schedule; identifying concerns and presenting solutions to the Project Architect.
- Monitoring project work hours of Project Teams, working with the Office Manager and/or Office Principal for changes; obtaining necessary approvals for excessive project work hours.
- Using the Proposal template to block out proposals for future projects.
Additional Expectations:
- Depending on Client, the following may also be required:
- Conducting pre-lease investigatory services inclusive of due diligence reports, fit and elevation studies, for use as lease attachments; Initiating engineering and building department consultation services.
- Attending regularly scheduled user client meetings for the purpose of schedule reviews/updates, schematic drawing reviews, bid dates confirmation, engineering, and other consultant progress reviews and/or issue identification and resolution, and user client deliverables.
- Coordinating user client information/comments with the Project Manager and/or Project Team.
- Coordinating overall design/construction schedule.
- Reviewing a check set of contract documents prior to bidding.
- Adhering to JRS Architect, P.C. policies, procedures, and practices.
- Performing other duties as assigned/required.
Requirements
Qualifications:
- Knowledge:
- Contract Administration and Office Procedures.
- Consultant work to maintain efficiencies and meet deadlines.
- In-depth understanding of the basics of most building systems.
- Skills:
- Four-year architectural degree preferred or equivalent work experience.
- Demonstration of 3 to 5 years of project management experience in commercial architecture.
- Demonstrated CADD proficiency.
- Strong written, verbal communication, and interpersonal skills.
- Pursuing an architect’s license.
- Abilities:
