15 Woodhill Dr, Springboro, OH 45066 We offer competitive pay. Plus, we pay a monthly bonus per unit, $125 per renewal shared by all employees at the property. We also pay a quarterly KPI bonus and an annual bonus. We need an employee that rotate between this location and two locations close by in louisville Kentucky.
In coordination with the Property Manager and the Maintenance Supervisor, the Maintenance Technician’s primary responsibility is to ensure that all vacated apartments are thoroughly restored to “market ready” status in a timely manner and according to the Property Manager’s timetable.
- The Maintenance Technician will handle maintenance requests and work orders in a timely manner as assigned by the Property Manager and/or the Maintenance Supervisor.
- The Maintenance Technician will assist the Maintenance Supervisor in maintaining the physical integrity of the property. This involves ensuring a safe, secure, and comfortable living environment for customers, visitors, and staff.
- The Maintenance Technician will carry out duties in a safe manner as assigned by the Maintenance Supervisor or Property Manager.
Inspects vacated apartments, completes checklists, and routinely performs the following duties in order to restore an apartment to “make-ready” status:
- Checks all lights and replaces them as necessary.
- Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closet doors, etc.
- Checks applicable appliances and informs Maintenance Supervisor of any problems.
- Assists in changing or removing appliances from the apartment.
- Makes keys when necessary.
- Checks faucets, sink plugs and repairs/replaces as necessary. Replaces washers in plumbing fixtures when needed. Performs exterior repairs to sinks, bathtubs, etc. when warranted.
- Assist with painting duties when requested. Transfers paint from storage areas to apartments where the painting is scheduled.
- Repairs or replaces curtains, mini-blinds, ceiling fans, etc.
- Repairs holes in drywall, patches, plasters, and painters as necessary.
- Inspects bathroom tiles, performs minor repairs/replacements.
- Changes A/C and furnace filters.
- Operates carpet cleaning equipment as needed.
- Lends assistance removing debris and trash from apartments, i.e. moving heavy/bulky items to the dumpster.
- Assists in keeping grounds clean at all times.
- Delivers notices to apartments.
- Reports supply needs and perform other tasks as requested by Maintenance Supervisor or Property Manager.
Job Type: Full-time
Pay: $20.00 - $24.00 per hour
