Job description
As the Facilities Maintenance Lead, you will be responsible for directing, prioritizing, and overseeing the daily activities of facilities Tech I and Tech II staff. You may coordinate the work of third-party contractors, vendors, and/or suppliers. Operating as a "working position," you will be expected to lead and/or assist in fulfilling work assignments as necessary, ensuring the completion of departmental work orders and projects to meet company goals and objectives. This role requires a proactive approach, emphasizing both leadership and hands-on contributions to enhance the overall efficiency and functionality of the facilities.
- Prioritize, plan, and schedule department work orders, projects, and assignments, ensuring that assigned staff are properly trained, equipped, and able to complete tasks safely and efficiently. Attend to staff inquiries and problem-solving professionally, promptly reporting any performance issues to the Facilities Management Team.
- Coordinate and communicate with customers regarding the status of approved work orders, ensuring clarity, completeness, and quality of work. Maintain professionalism throughout the process, closing out work orders with recorded labor and material costs.
- Monitor staff work performance for quality and productivity, providing updates to the Facility Management Team on corrective and preventative maintenance, labor and materials utilization, and the status of critical systems and equipment.
- Ensure the adherence to safe practices by employees, vendors, suppliers, and sub-contractors.
- Obtain and evaluate quotes or estimates from external vendors, suppliers, and service providers for department equipment, services, repairs, and projects as assigned. Monitor the activities of service providers, vendors, suppliers, and contractors, ensuring services align with contract requirements and company expectations.
- Review staff time cards, vacation requests, absence requests, and company forms for completeness and accuracy, seeking final approval from the Facilities Manager.
- Create and maintain an inventory of operating equipment and parts, implementing a preventative maintenance program based on manufacturer’s guidelines. Ensure schedules are met for corrective and preventive maintenance, including equipment assigned by other departments.
- Perform other duties of a similar nature or level.
Minimum Qualifications
- High school diploma or equivalent combination of education and experience.
- Functional understanding of hardware, mechanical equipment, electrical, HVAC systems and controls, compressors, pumps, hoists, and environmental treatment equipment.
- 4 years of facilities maintenance experience, with expertise in specialty areas such as HVAC, electrical, carpentry, plumbing, masonry, welding, or painting.
- Must possess and maintain a valid Washington State driver's license at the time of hire.
An equivalent combination of education and experience to successfully perform the job duties is also accepted.
Knowledge Requirements
- Principles, practices, materials, and operating procedures pertinent to facilities maintenance.
- Health and safety hazards related to facilities and road maintenance.
- Computerized maintenance management systems (CMMS).
- Basic principles related to vendor contracts, negotiations, and executions.
- Personal computers and software packages (Word, Excel, email).

- Reading and understanding equipment operational manuals, data sheets, specifications, blueprints, electrical schematics, mechanical drawings, and O&M manuals.

- Overseeing the work of Facilities Maintenance.
- Performing all related maintenance repairs and working with limited supervision.
- Carrying a work-provided cell phone after hours being available for overtime and responding to emergencies as needed.
Preferred Skills and Knowledge
- Graduation from a state-approved apprenticeship program or trade school.
Working Conditions
Your work will be performed in a shop environment, an office, and in the field. You will need to sit and stand for extended periods of time. Given the nature of this job, you will be exposed to fumes, odors, dust, etc. and may be required to work in noisy environments and varying weather conditions. You will be required exert up to 75 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 15 pounds of force constantly to move objects.
