Position Summary
Performs a variety of critical functions for the Treasurer's Office including, but not limited to, performing crucial document work in the preparation and processing of Treasurer's Deeds, ordering and analyzing title searches, searching recorded interests in properties, performing a diligent search of assessed owner/encumbrance information, and the preparation, proofing, issuance, and legal recording of transfer of ownership (loss of property) by Treasurer's Deed for non payment of delinquent taxes.

What You Will Do
- Prepares legal notices for advertising, posting, and certified mailing to notify individuals or companies with right to redeem, according to Colorado State Statute. Prepares and verifies accuracy of Treasurer's Deeds to convey property due to failure to pay delinquent taxes.
- Uses various software available for retrieving crucial lien, chain of title, and ownership data; performs extensive research of property records to establish a chain of title; performs extensive research of names, addresses, and ownership within public records to notify parties of interest of delinquent status and potential loss of property.
- Performs deed research; reads, understands, and interprets specialized/legal documents for same and exact data; addresses non-routine inquiries and supplies documentation to resolve deed issues.
- Creates and maintains files, prepares deed application worksheets; processes new deed application files while ensuring compliance with stringent Colorado State Statute.
- Works directly with Attorneys, financial institutions, and assessed owners regarding delinquency and potential loss of property; appears in court or consults with County Attorney as necessary if Treasurer’s Deed is contested; responds to inquires from Taxbuyers and assessed owners.
- Performs extensive research through multi-tiered maps, according to Colorado State Statute, for annual Tax Lien Sale while adhering to procedures for issuing 1st Right of Refusal letters to surface holders in an attempt to reconnect surface rights and mineral rights through annual Tax Lien Sale; collects W-9, Declaration of Statutory form, funds, and buyer information from first right of Refusal Buyers prior to Tax Lien Sale.
- Calculates taxes including fees, interest, and other deed expense related charges; tracks expenses incurred by lien holder applying for Treasurer’s Deed, keeps accurate record of costs incurred for deed application redemptions; maintains and balances internal ledgers for expenses and revenue; initiates checks and pays expenses to vendors; issues refunds to Tax Lien Holders.
- Prepares tax notices/worksheets and related letters; tracks payments prior to issuance of Treasurer’s Deed if necessary to meet Statutory requirements; prepares Tax Notice with proper name after issuance of Treasurer’s Deed with new owners information if necessary.
- Assists other Treasurer staff as needed and/or necessary.
- Provides back up assistance to other functions as needed and /or necessary.
- Performs other duties as appropriate or necessary for performance of the job.
What You Have
Education
- High School Or GED Equivalency Required
- Associate's Degree Preferred
Work Experience - 3 years or more progressively responsible related office experience Required
- Experience performing deed/title work Preferred
Special Requirements - Must successfully pass background check Required

* = Regular Part-Time Employees who are scheduled to work on the 2024 Holidays will receive Holiday Pay for two (2) of the Holidays of their choice (marked with the single asterisk * above) as approved by their Elected Official or Department Director
- When a holiday falls on a Saturday, Friday will be celebrated as the County holiday
- When a holiday falls on a Sunday, Monday will be celebrated as the County holiday

- Elected Officials and Department Directors may vary these holidays based on the needs of their offices/departments.
- Early releases are at the discretion of the Elected Official or Department Director and may vary based on the operational needs of their offices/departments.
- All time off work taken by County employees for the days designated as Early Release shall be considered holiday time off for purposes "worked time" in determining Overtime in accordance with the Fair Labor Standards Act (FLSA).
- If an employee is absent the day preceding or following the holiday without prior approval, the employee will not be paid for the holiday

DEPARTMENTS SCHEDULED TO WORK ON HOLIDAYS
Due to operational requirements, some employees will be required to work on holidays. The employee must take the holiday by the end of the month following the holiday at a date approved by their Elected Official or Department Director
SICK LEAVE
Regular full-time employees accrue eight (8) hours per month with a maximum accrual of 960 hours.
VACATION
- 0-5 years: earn eight (8) hours per month with a maximum accrual of 144 hours.
- 5-10 years: earn twelve (12) hours per month with a maximum accrual of 216 hours.
- 10+ years: earn sixteen (16) hours per month with a maximum accrual of 288 hours.
RETIREMENT
All Regular Full-Time employees and Elected Officials are required to participate in the County Retirement Plan upon completion of one (1) month of continuous employment. A pre-tax deduction of 8.25% will be deducted from the employee's monthly pay.

EMPLOYER MEDICAL CONTRIBUTION
