- Conducts special studies to analyze complex financial actions and prepares recommendations.
- Develops financial cash flow models in order to evaluate refinancing, acquisitions opportunities, and capital improvement projects and present findings to management.
- Analyzes financial information to determine present and future financial performance.
- Identifies trends and recommends improvements accordingly.
- Responsible for working with brokers, sellers and third parties to conduct preliminary due diligences necessary to value a property.
- Responsible for evaluating impact of property dispositions on the portfolio level return on investment.
- Directs preparation of studies, reports, and analyses in areas such as budgets, forecasts, financial plans, governmental requirements, statistical reports, cash flow projections, and business forecasts.
- Monitor financial markets, real estate industry, interest rate environment and overall economic condition in order to provide risks and potential investment opportunities.
- Establishes databases of pertinent information for use in analyzing future plans and forecasts.
- Works with brokers, buyers, lenders, third parties, accounting department, regional Management and Property Managers to facilitate a smooth execution of the a property sale.
- Works with Investment Bankers to gather, analyze, summarize, and prepare recommendations regarding financial plans, acquisition activity, new business planning, trend future requirements and operating forecasts including risk analysis.
- Researches and prepares economic reports on subjects such as rate of return, depreciation, working capital requirements, investment opportunities, investment performance, and impact of governmental requirements.
- Visit properties if and when required.
- Conduct ad hoc projects if and when required.
- A bachelor’s degree in business or finance
- Advanced Excel skills with a strong background in financial modeling and valuation analysis
- Attention to detail with strong organizational skills
- Eagerness and ability to learn in a fast-paced environment
- Minimum 1-2 years of relevant experience
- Passing CFA level 1 exam is encouraged; Morgan Properties will reimburse the cost of obtaining CFA designation.
- Passing Morgan Properties proprietary Excel test is required.
