We are looking for a dynamic and detail-oriented individual to join our team as
Director, International Real Estate Project Management Office (PMO), who will be responsible for overseeing and streamlining our real estate processes, fostering a culture of continuous improvement and leveraging best practices across markets and US to deliver for our customers now, and most importantly, for our customers in the future.
We are looking for someone who will think big, prioritize to focus on the highest impact efforts, and mobilize cross-functional partners to standardize approach, scope, and capital allocation, with the ability to make a significant impact on performance and strategic business goals. In this role, you'll work with in-market stakeholders to understand their customer needs and generate key insights to drive growth in their real estate portfolio. What you will do - Provide overall direction by analyzing business objectives and customer needs; driving the resolution of business issues; developing business cases, communicating, building support for, and implementing business strategies, plans, and practices; analyzing costs and forecasts and incorporating them into business plans; determining and supporting resource requirements; evaluating operational processes; measuring outcomes to ensure desired results; identifying and capitalizing on improvement opportunities; promoting a customer environment; and demonstrating adaptability and sponsoring continuous learning.
- Develop and leverages internal and external partnerships and networks to maximize the achievement of business goals by sponsoring and leading key community outreach and involvement initiatives; engaging key stakeholders in the development, execution, and evaluation of appropriate business plans and initiatives; and supporting associate efforts in these areas.
- Process & Policy Management: Review and update Policies & Procedures (P&P) to ensure they remain relevant and applied across all projects.
- Project Templates: Develop and improve project templates and dashboards for New Stores/DCs, Relocation, Expansion, Lease Renewals, and Closures to streamline our processes and ensure project consistency.
- Real Estate Models Review: Work closely with Real Estate Finance (REF) and Data Analytics teams to review Real Estate models. Align and define methodologies including Trade Area, Golden Principles, Cannibalization, Year 1 Sales forecast.
- Training & Documentation: Document all established methodologies and lead market training to ensure understanding and uniform application across the team. Manage and promote Passport.
- Best Practice Sharing: Leverage existing tools to enhance efficiency and identify areas for further development to meet evolving business needs.
- Reporting: Prepare comprehensive Quarterly Reports for International Capital Review Committee (ICRC) and International Asset Strategy Meeting (IASM), generate insights, engage with markets, and track actions to ensure visibility and control over all projects.
- Real Estate Academy: Manage the Real Estate Academy, fostering a culture of continuous learning and improvement within the team.
- Budget Control: Directs financial sustainability for the department by preparing and presenting budgets and budget requests for the department; evaluating expenditures, operations, and overseeing budgetary control.
- Attract and maintain a highly skilled and engaged cross functional team through influence, building strong relationships across international teams, adding value to the markets, diagnosing capability gaps; developing talent; supporting mentorship; and leveraging the capabilities of new and existing talent.

Minimum Qualifications...
- Bachelor's degree in Project Management, Business Administration, Information Technology, Engineering, Architecture, Construction Management, Finance, or related field
- 4 years' experience leading cross-functional projects as PMO or Project Manager or
- 7 years’ experience in developing and executing strategic initiatives, managing projects, reporting, consulting, or related field.
- Proficiency in English. Spanish is desirable.
