About Macon Bibb County Affordable Housing Fund (MBCAHF): The Macon-Bibb County Affordable Housing Fund (MBCAHF or Fund) was created in Macon-Bibb in 2023 by like-minded leaders who recognize the need to foster more affordable housing in Macon-Bibb in light of increased scarcity, high demand and other market force challenges evident in today’s affordable housing market. The Fund is designed as a tool to be used along with other resources to address this critical need. The Fund Board is comprised of local officials, business leaders and other community partners who desire to deploy money to help affordable housing developers create more affordable housing in Macon-Bibb.

Our mission is to support the development of more affordable housing in Macon-Bibb County as a response to the current housing crisis, and strive to prevent future affordable housing supply shortages in Middle GA.

Position Description: The Executive Director is the primary point of contact for MBCAHF borrowers, potential borrowers, partners, funders, and other stakeholders. The Executive Director will be responsible for MBCAHF’s day-to-day operations and fundraising, ensuring that all capital raised by MBCAHF is properly deployed for the creation and preservation of affordable housing.

Duties:

· Provide outreach and cultivation of relationships with prospective borrowers, developers and community stakeholders to develop and expand MBCAHF’s pipeline

· Track, monitor, and manage deal pipeline

· Manage Letter of Intent and application intake process, ensuring all required documentation is received and maintained

· Manage daily operations and processes, including serving as staff liaison with third-party consultants for underwriting, closing, servicing, and monitoring functions

· Coordinate activities of MBCAHF Board and Underwriting Committee

· Maintain all Board and committee minutes

· Coordinate borrower monitoring and conduct routine site visits

· Monitor, track, and report on impact data

· Support outreach, education, communications and partnership development with external stakeholders interested creating and preserving affordable housing in MBCAHF’s service area

· Develop programs to inform the public about housing initiatives, goals, and objectives

· Assist developers, citizens, non-profits, advisory bodies, staff, and others seeking to participate in the workforce housing programs, projects and/or funding vehicles for community-wide housing efforts

· Assist in capital raising opportunities with the business community, local, and national foundations, corporations, public-sector partners and other private and institutional investors

· Manage daily operations and employees

Requirements and Abilities: MBCAHF makes loans using sound lending practices to support its focus on increasing access to affordable housing through financing affordable housing development. Applicants must have passion for this issue, excellent public relations and communication (oral and written) skills, and high energy level. Exceptional analytical, written, verbal and project management skills and ability to work (i) with and across different organizations and operations teams, (ii) work effectively both independently and as a member of team, (iii) work in a demanding and fast-paced environment, and (iv) prioritize multiple tasks and projects concurrently while maintaining high standards and attention to detail. Valid driver’s license and good driving record required. Extensive background check and drug screen.

Experience with community development finance, local, state and federal housing programs, lending operations and housing development is preferred. The ideal candidate will have grant-writing and fundraising experience, strong organizational skills, and be detail oriented. Bachelor’s degree required. Five years in lending, community development, or program management required. Nonprofit experience preferred.

Salary range: $68,000 to $72,000 plus benefits package. The Executive Director reports to the Fund Board. Position is available immediately.
