Job description:
- Beacon Management Services seeks a highly experienced, professional building engineer for a residential condominium tower in Midtown, Atlanta. At least eight years of supervisory experience with a maintenance team and vendors are required. Experience with energy management, green building practices, or a LEED certification is strongly preferred. This is a “hands-on” position that will require you to work as well as supervise.
- Successful candidate must be experienced in managing high-rise towers at least 10 stories, working with residential owners, mechanical systems, swimming pool maintenance, overseeing janitorial teams, and maintenance technicians.
- Candidate must be able to demonstrate thorough knowledge of mechanical, electrical, plumbing, and other critical systems that support the entire building. The candidate will establish, oversee, and be accountable for emergency procedures, preventative maintenance plans, vendor contracts, direct reports, budgets, and oversight of general maintenance operations. Janitorial operations fall under this job description, including scheduling and quality control.
What you’ll do:
- Maintain a safe and secure environment throughout the building(s).
- Supervise, train, and direct maintenance staff through leadership.
- Plan, monitor, and appraise job results, coach, counsel, and discipline employees.
- Assess repair needs and estimated time needed for repair (including evaluating problems to determine whether or not professional assistance or further instruction is needed to complete the task/repair).
- Monitor the functions of service contractors and building repair and maintenance contractors.
- Inventory and acquisition maintenance supplies.
- Maintain disaster preparedness by identifying potential problems, developing response plans, and managing crises.
- Complete reports/work orders of repairs (work needed).
- On-call availability for emergencies and projects as assigned by the property manager
- Schedule and assign work responsibilities to employees to meet shift requirements (if applicable).
- Request materials, tools, and supplies needed for a job.
- Administrate preventive/reactive maintenance schedule.
- Record and evaluate preventive maintenance activities and programs.
- Oversee or participate in the construction, installation, and preventative maintenance of equipment.
- Observe/evaluate corrective maintenance or repair on equipment.
- Orient and train employees to perform maintenance activities and tasks.
- Follow safety procedures and maintain a safe work environment.
- Perform maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs as long as a permit is not required to conduct the job.
- Must possess maintenance and repair skills in HVAC, cooling towers, chillers, painting, carpentry, plumbing, and electricity.
- Ability to properly utilize new equipment and follow safety procedures before using this equipment.
Skills & Abilities:
- Effective written and verbal communication skills.

- Must be computer literate with working knowledge of Microsoft Office Applications
Education/Training:
- High school diploma required, college preferable.
- Maintain current knowledge in the field of maintenance repairs and replacements through industry-sponsored educational seminars.
- Require a minimum of eight to ten years of general experience in building trades, repair and replacement maintenance, or handy work.
- Supervisory experience is required.
Computer literacy:
- Proficiency and working knowledge of Microsoft Office applications: Word, Excel Spreadsheets, and Outlook.
Certificates/Licenses/Registrations:
- CPO, and/or other related trade licenses/ certifications may be required.
- Knowledgeable about OSHA standards.
- EPA Universal, Electrical Journeyman, Technician.
- Experience with chillers, cooling towers, building automation systems, VAVs, PIUs, WSHP and SWUD, Pumps, and Boilers.
Driving Requirements:
- A valid state of Georgia Driver’s License is required.
