How You'll Add Value
As a Residential Project Manager, you will play a vital role in ensuring the successful execution of high-end residential construction projects. This role reports to the Residential Director and will collaborate closely with the firm's Partners, Field staff, and Field leadership.
How You'll Get it Done
Project Coordination and Delivery
- Develop, monitor, and update project schedules.
- Collaborate with the Director of Construction to lead project start-up activities and assign team responsibilities.
- Manage subcontractor/vendor scope review, buyout, and project award.
- Oversee work in progress, ensuring alignment with plans, specifications, and expected quality.
- Lead project close-out activities, including commissioning, punch list, warranty, and closeout documentation.
- Coordinate client sign-off and final inspections.
Estimating Support
- Assist in pre-construction activities, such as budgeting, estimating, and project schedule development.
Financial Management
- Monitor the project's financial position, including budget, change order status, and monthly requisitions.
- Ensure accurate processing of change orders and contingency reporting.
- Oversee cost codes, commitments, subcontracts, and time tracking for field staff to facilitate precise client billing.
- Review and approve invoices on a weekly basis.
- Act as the single point of contact for client communication.
Project Communication
- Establish communication methods and norms for the construction team.
- Coordinate and lead client meetings to discuss project progress, budget, scope, and timeline.
Collaboration with Field and Project Management Teams
- Communicate long and short-term labor needs to the General Superintendent.
- Monitor adherence to jobsite safety and quality standards and ensure compliance with applicable codes and work standards.
- Work with the Superintendent(s) to ensure subcontractor compliance with the Safety & Health Program.
- Address subcontractor issues related to manpower, schedule, and quality.
Team Building and Development
- Provide ongoing coaching and feedback to direct reports.
- Conduct annual performance reviews
- Support recruitment efforts
What You're Bringing to the Table
- High school diploma or GED
- 5 - 7 years of experience in Residential Construction Work
- OSHA 30 certification required
- Thorough knowledge of standard methods, equipment, materials, tools, safety precautions, and practices of the Construction trades
- Proficient in MS Office, PM Software (Sage, Procore, etc.) and Project scheduling (MS Project)
- Ability to successfully pass a background check
