JOB SUMMARY
The Sr. Director, Residential Marketing is a critical member of the Global Development Support organization, and serves as a strategic partner to the VP, Development & Residential Marketing. The Sr. Director leads efforts in defining the global residential marketing strategy, working with cross-discipline teams and agencies across Continents to position Marriott as the residential development partner of choice globally. The Sr. Director’s primary objectives are two-fold: Leading the implementation of sales and marketing strategies that support Residential Licensees, their brokers and sales and marketing teams, to drive sales price and pace performance; and to provide custom presentations, RFPs and deal support for MI developers & other key internal stakeholders. To support these efforts, the Sr. Director will focus on supporting the strategic direction and execution of the residential marketing strategy and multi-year planning efforts, directing the execution of team priorities, and driving residential sales performance for all projects globally. This role will be instrumental in driving collaboration across Continent teams, harnessing synergies with Residential Operations and ensuring residential process pull-through in all global regions. This role manages the global Residential Marketing team, including direct reports based internationally in Continent, and oversees and manages the global Mixed-Use marketing budget.
CANDIDATE PROFILE
Education and Experience Required
- 10+ years’ experience in the marketing industry, demonstrating progressive career growth and a pattern of exceptional performance AND
- 4-year degree from an accredited university in Business Administration, Hospitality Management, or related major.
- Proven track-record of delivering high quality work products on time and with limited oversight.
- Advanced ability with full suite of Microsoft Office products (e.g., Word, Excel, PowerPoint); Adobe Creative Suite a plus (InDesign, PhotoShop).
- Luxury brand management experience and real estate sales experience preferred.
CORE WORK RESPONSIBILITIES
- Works collaboratively with the VP, Residential Marketing to develop and implement strategic and tactical plans for increasing visibility of the company’s global portfolio of branded residences.
- Demonstrated ability to develop positive working relationships with owners, senior leaders and internal cross-functional areas including Mixed-Use Development, Brand teams, Residential Operations, Legal, Public Relations and external marketing agencies.
- Demonstrated ability to simultaneously prioritize and manage multiple projects in a fast-paced environment and meet aggressive deadlines.
- Demonstrated ability to effectively interact and influence owners and all levels of the organization through persuasive communication and analysis.
- Demonstrated success managing a high performing team and delegating work to increase team efficiency and capacity.
- Develops sales progress reports for senior leadership, monitoring the sales performance of all MI branded residences globally to optimize marketing in support of sales price and pace performance.
- Takes a data-driven approach to set and monitors key performance metrics quarterly and annually.
- Partners with Proactive Marketing team on implementation of marketing plans which includes, digital/ social, events, and marketing communications.
- Identifies new areas of opportunity and develops recommendations to cultivate unique value for Licensees, while also ensuring the sustainability of existing programs. Adapts and initiates marketing strategies to maintain MI’s competitive edge.
- Provides recommendations to Sr. Management on how to best use our corporate resources to support all branded residential marketing and sales efforts globally.
- Drives the fulfillment of special initiatives, utilizing existing MI’s platforms (PR, Bonvoy, Brand Channels, m.com, MR.com) to increase the exposure of MI’s residential business,
- Coaches the Residential Marketing team in finding win-win solutions to external and internal challenges, maintaining MI’s competitive position in the branded residential space.
- Leads the development of enhancements to Resi Brand Immersions and Sales Orientation/ Training for new residential licensees and their marketing teams.
- Leads the evaluation of communication channels and tactics (database/direct mail, web/email, newsletters, print advertising, events) and other internal and external resources to drive performance and achieve department and company goals.
- Ensures continued communication with MI’s MILUX & Premium Brand teams to understand and implement brand voice updates and operational initiatives.
- Oversees the development of programs that provide low-cost,high-yielding impact to help licensees to attract qualified, prospective real estate purchasers.
- Ensures timely review/ approval of residential licensees’ public materials, such as project collateral & websites, to ensure compliance to legal and brand graphic standards.
- Monitors and evaluates marketing support provided by competitors and implements new initiatives to maintain Marriott’s competitive edge.
- Leads the selection of internal and external vendors(creative services, web/e-commerce, data analysis, etc.) to implement corporate residential marketing activities and to support licensees.
- Establishes standards and processes with Global Design to ensure Residential Sales Galleries are reviewed and approved to be on-strategy before opening.
- Ensures the protection of the corporate identities of Marriott International and its affiliates regarding licensees’ actions.
- Performs other duties as required.
