Primary Purpose:
This position is ideal for a candidate who is hands-on, desires an indirect management role without direct reports and is looking to work in a fast-paced environment with a company experiencing dynamic growth. The candidate will be involved in providing guidance related to the corporate close process and variance analysis, direct the preparation of the financial reporting submitted to the Global Support Office (GSO), ensuring the reporting requirements are met and the adequacy of the controls and integrity of the reporting align with GSO Closing requirements. Additionally, this role performs research and documentation of the accounting for all complex, non-standard, and new Accounting and Reporting matters in accordance with the Ahold Delhaize Accounting Manual and International Financial Reporting Standards (IFRS).
Also, this role is responsible for driving the appropriate interpretation of accounting rules, setting the policy, serving as an advisory role, and actively influencing the business. Specifically, this role requires deep technical skills to opine on GAAP/IFRS, identify where interpretations are needed to develop/clarify AUSA accounting policies/positions, research and write position papers on interpretation of guidance and communicate/explain to appropriate stakeholders the decisions that are made. This role requires strong influencing and communication skills with all partners.
This position partners with all business areas to provide direction and alignment on the application of complex accounting concepts, ensuring key finance business processes and capabilities are designed and deployed in an integrated and effective manner and in accordance with corporate standards. Manages business priorities and complexities.
Duties and Responsibilities: - Role interfaces directly with all levels of management including Directors and above.
- Partners with various corporate departments (legal, real estate tax, FP&A, brands, etc.) to help interpret and apply IFRS accounting guidance and provide support to finance business management on applying complex accounting guidance.
- Research and write, as well as review, position papers documenting interpretation and conclusions of technical accounting research and appropriate application of IFRS accounting guidance for non-routine accounting transactions.
- Consult and provide guidance for the ongoing development/establishment of accounting policies and procedures and operational strategies including the implementation of process and system changes/improvements. This requires a strong emphasis on process efficiency.
- Makes decisions by applying advanced accounting principles, theories and concepts requiring extensive technical and financial acumen.
- Drive the creation of a collaborative relationship with all supported entities to ensure maximization of working capital, creation of efficiencies, timely and useful reporting, and swift problem resolution.
- In partnership with all finance and accounting areas, provides guidance on significant transactions and complex accounting to other stakeholders to ensure timely, efficient, and accurate month-end close and all internal management and financial reporting through annual report.
- Facilitates relationship between the company, internal and CPA (Certified Public Accountant) auditors in providing the required information and ensuring that proper information is maintained for historical purposes. Poor decisions have an impact on the business goals of the Company.
- Develop and maintain mutually beneficial partnerships with all Brands, GSO, 3rd party vendors, suppliers, tenants, landlords, and/or other agencies. Lead meetings to obtain an in-depth understanding of customer needs and requirements regarding financial and management information. Involve company personnel as appropriate to resolve outstanding issues/concerns
- Identify, plan, test and implement continuous improvement efforts such as new business projects/practices/systems that impact the department with a focus on process efficiency
Technical Duties: - Oversees the performance of accounting impact assessments for mergers and acquisitions during the evaluation and due diligence process and prepare the internal/external valuation of assets and liabilities, including real estate assets, leases and other PP&E, intangible assets such as licenses and non-competes.
- Monitors the analysis of legal contracts and internal documents and leads meetings with business partners to employ consistent practices in publishing the technical documentation to support new vendor contracts, new/amended leases, acquisitions, and divestment of properties that will be relied upon by the company as well as by the External Audit teams.
- Drive ongoing analysis to ensure appropriate accounting for underperforming assets for all stores and investment properties. Direct and oversee the recording of transactions and impairments in the financial systems and support the external audit of management assumptions, accounting analysis and reporting.
- Review of annual enclosures for completeness and accuracy (lease commitments, finance leases, FV investment properties). Monitor maintenance of controls to ensure that data is correctly incorporated into AD's quarterly and annual financial statements.
- Ensure the review by team of financial data submissions for accuracy and to ensure the appropriate business documentation support exists as evidence from both an audit and control perspective. This area includes lease accounting, business combinations, guarantees, commitments and contingencies, discontinued operations, closed store provisions, PP&E and other financial disclosures.
- Monitor new accounting pronouncements for financial compliance and develop training, controls, and procedures to comply with new/changes. Lead training sessions to ensure all business partners are aligned and understand the new requirements.
- Drive and monitor the preparation of reporting tools to track and communicate the accounting impacts of leases and other real estate transactions.

Qualifications: - Undergraduate degree required;accounting preferred
- CPA preferred
- 6-8+ years of previous business consulting / industry or related experience
- Real estate related experience preferred
- Experience working in a technical accounting role
