Job description

Summary:

The Project Manager (PM) is responsible for critical elements of construction management for assigned projects from preconstruction through project completion. The Project Manager collaborates with the Design Team at the start of the project lifecycle and continues through project completion. Working with the Production Manager and Project Superintendent the PM creates and monitors job schedules executes Purchase Orders & Change Orders in a timely manner with all Vendors and Trade partners and maintains timely and effective communication with the clients on contractual & administrative matters. This role must align with & and embody Hazley Builders core vision and values. The position reports to the Production Manager.

Essential Functions:

Design Engagement & Development:

Consultations w/Sales & Design team both on and offsite.

Provide technical constructability analysis to the Design team for the development of bid documents.

Coordinate and provide field support for site surveys and manage preconstruction subcontractors (i.e. Engineers Inspectors etc.).

Develop preliminary schedule emphasizing critical paths.

Create preliminary bid documents in preparation for Estimating phase of project development.

Estimating:

Create bidders list draft and send Invitations to Bid (ITBs) to subcontractors/vendors.

Perform material and labor takeoffs using construction management software.

Manage and actively participate in all Trade Day activities including scheduling/invites site access tradespecific Q&A verifying existing conditions etc.

Track bid invitation responses and manage reminders to ensure all bids are met on time.

Receive and respond to all Requests for Information (RFIs).

Review and assess all bid responses for cost effectiveness scope completion and schedule dependability. Create verify and present final estimate/bid information to the Sales & Design teams.

Proposal & Preconstruction:

Collaborate with the Sales & Design teams on final contract language and intent of the proposal to the client.

Identify pertinent contractual inclusions and exclusions specific to critical path and prepare contingencies for optimal job performance.

Create and publish the final production schedule with critical paths phases and milestones.

Execute the buyout of each project.

Assemble and file all required building permits.

Production Stage:

Participate and/or chair projectrelated meetings as directed by the Production Manager.

Review and thoroughly understand all aspects of the project scope details job site condition and client responsibilities and expectations.

Collaborate with the Design Department to address any changes and/or updates to projects made in client meetings.

Preemptively review specifications and plans (bid and construction documents) and identify any constructability conflicts; offer resolutions/revision options as appropriate.

Collaborate with the Design Department to ensure specifications and plans (construction documents) are complete and ready for release to the field. Build baseline project schedules (Gantt Charts) and compose reports and memorandums related to production.

Review all Bid responses (subcontractor and vendor proposals) for accuracy and execute Purchase Orders with the same via construction management software.

Manage general communication and information sharing among all relevant parties primarily utilizing construction management software.

Draft present track and process Change Order Requests (COR). All CORs shall be reviewed and approved by the Production Manager for scope budget and schedule impact accuracy prior to being presented to the Client.

Collaborate with Office Manager to ensure new Subcontractors receive and complete Subcontractor Packet.

Collaborate with the Production Manager and Carpenters on assigned projects ensuring the construction schedule and budget expectations are met or exceeded.

Oversee and assist (when required) the Project Superintendent in daytoday construction management tasks such as job logs photos scheduling and managing carpenters trade partners and vendors; problem solving and minor conflict resolution.

Monitor daily communication between Project Superintendent and clients directly related to onsite activity schedules concerns etc. and ensures prompt accurate and appropriate responses are given to the Client. General:

Demonstrate leadership by predicting delegating and coaching.

Conduct yourself in a professional positive and courteous manner at all times.

Participate in all company events including company meetings training sessions and company social events as they relate to the Project Manager position.

Establish a good working relationship with other team members Subcontractors and Vendors.

Stays current on industry trends and developments as they relate to the Project Manager position.

Adhere to company policies and procedures.

Perform other duties as assigned.

Requirements

Qualifications:

Two (2) years of comparable construction Project Manager experiences or at least eight (8) years of progressive experience in carpentry with some supervisory responsibility and knowledgeable in all phases of residential remodeling and construction procedures.

High School Diploma or General Equivalency Degree (GED) required. Additional training within or directly related to the construction management field is highly desired.

Computer skills include but are not limited to: Microsoft Office Suite Excel and various construction management software platforms.

Exceptional time management organization interpersonal and process management skills.

High level of motivation/enthusiasm analytical ability organization and must be extremely detail oriented.

Must be able to read write and speak the English language.

Residential remodeling experience including layout knowledge of foundations framing cabinets interior finish packages and working with subcontractors.

Ability to accurately prepare small scale estimates (primarily for Change Orders).

Solid thorough understanding of and ability to consistently follow construction documents (plans and specifications).

Maintain a valid driver s license and staterequired insurance.
