POSITION TITLE: Superintendent
PAY STATUS: Non-exempt
SUPERVISES: N/A
PAY RANGE: $120,000.00 - $150,000.00
Las Vegas
Must have Multi-Family/Mixed-Use Construction Experience

Significant Duties:
- Supports the business unit safety program and the creates project safety plan.
- Conducts daily/weekly project safety reviews.
- Recognize and enforce quality standards through daily inspection of workmanship.
- Has firm understanding of general construction practices.
- Has expertise in 10 or more specifics scopes or work/trade types.
- Participates in preconstruction efforts regarding assembly/constructability analysis and scope creation/review with Director of Preconstruction.
- Manages creation, conduction, QA/QC plans for assigned scopes.
- Inspects jobsite daily to assure the quality of workmanship, ensures all work is in accordance with plans and specifications and determines the status as it compares to the production schedule.
- Manages subcontractors to ensure schedule requirements are met. Has firm understanding of schedule requirements and can preemptively identify/resolve outliers that could hinder execution of schedule.
- Is competent in Microsoft Project scheduling software and creating detailed master and short[1]term project schedules.
- Schedules and walks with inspectors
- Walks each completed project before the owner/architect walk-through and closing sign-off to make sure that the project is complete, clean, and meets standards of quality
- Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.
- Develop and maintain good rapport with subcontractors, design team and cliental.
- Execute company policies and enforces uniformity on construction methods to ensure compliance with quality standards.
- Assists Assistant Superintendent in scheduling of subcontractors and project schedule updates.
- Mentors subordinate staff to ensure mentorship and grooming for employee development.
- Ensures timely preparation and execution of equipment orders and call offs.
- Assists Project Engineer create/update procurement schedule on monthly basis.
- Tracks equipment orders and scheduling deliveries in accordance with construction schedule.
- Reviews and enforces requirements of assigned subcontracts, purchase orders, and draft agreements.
- Reviews and is aware of approved submittals, deviations from specification and quantity requirements prior to commencement of scope.
- Is aware of RFI's and changes to contract documents. Reviews subcontractor as-builts for accuracy on weekly basis.
- Participate in cost reporting and updating by potential costs, identifying changes resulting in budget changes & identifying opportunities for savings.
- Effectively manages site logistics plan, staging and laydown. Updates on weekly basis as required. Is aware of necessary required changes during project life cycle.
- Ensures completion of daily reports and takes minimum of 15 project photos per day.
- Oversees project commissioning and O&M trainings/recordings.
- Participate in department meetings and “huddles”.
- Adhere to positional requirements associated with Procore. Has certification in superintendent and subcontractor classes on Procore.
- Provides specialty knowledge or sufficiency with specific job requirements such as reporting, prime contract requirements or LEED documentation as required.
- Has firm understood of JHA requirements and expectations.
- Is competent is phasing to ensure shortest lags possible regarding schedule.
- Leads team to ensure procurement and milestone items are executed per the schedule requirements.
- Travel as required to complete items included in job description.
- Must have knowledge working with Procore, P6, CMIC
