Job Description
VBC is a full-service construction management company that supplies the region with consultation, construction management, modular component sales, and logistics for the modular building industry.
We facilitate the collaboration of all engineering and architectural details before the manufacturing stage. - Oversee all aspects of construction project from planning to implementation.
- Provide leadership and management throughout the entire modular construction process.
- Manage all areas of an assigned project(s) including to, the following:
- Manage multiple projects.
- Familiarity with Design Build delivery methodologies from Pre-Con to Turnkey expectations.
- Apply and obtain all permits necessary to execute the contract scope of work.
- Manage construction project schedules (MS Project) and Two-Week- Look-Aheads in conjunction with superintendent.
- Manage product submittal approval process with project owners/General Contractors.
- Manage project subcontractor buyout and material procurement:
- Develop scope of works.
- Issue and evaluate RFQs
- In conjunction with the Director of Project Management, manage and monitor contractual obligations.
- In conjunction with Director of Project Management, pro-actively track and manage construction budget.
- Chair weekly internal construction progress meetings to coordinate, communicate and record project deliverables with internal company divisions, including Design, Manufacturing and Construction.
- Expedite resolution of issues as they arise in the field via formal close out of RFIs.
- Coordinate with modular logistics team and all stakeholders to ensure implementation of the logistics and set plan.
- Manage employee performance and schedules
- Evaluate site and QC on work performed
- Ensure site safety
- Allocate resources for assigned projects (materials, equipment, and facilities)
- Interface with project inspectors, contractors, architects, engineers, city and county officials, and clients
- Maintain high standards of workmanship that adhere to original plans and specifications
- Arrange and coordination Certificate of Occupancy inspections with local authority.
- Manage project close out:
- Track and monitor close out of punch list items.
- Handover project close out documentation to project owner.
Qualifications
- Experience in managing multi-family projects greater than 200 units in one given project
- Minimum of 10 years of experience in construction and project management.
- Experience in managing multi-family projects greater than 200 units in one given project.
- Knowledge of construction management software (Procore, Blue Beam, MS Project & Excel)
- OSHA 10 or OSHA 30 certification preferred
- Strong leadership qualities
- Strong negotiation skills
- Deadline and detail-oriented with a strong daily Pro-Active tactic to achieve the company’s goals
- Bachelor's Degree strongly preferred
- PM certification preferred or commensurate field experience
- Experience working with modular construction preferred
- Proven written and verbal communication abilities
- Proficiency with Microsoft Office suite
- Demonstrated ability to read, understand and interpret contract and insurance documents and forms, and make appropriate recommendations
- Demonstrate strong interpersonal skills with the ability to work with individuals at all levels, both internal and external
