Henderson Building Solutions is seeking a
Director of Pre-Construction to join their team and perform multiple duties typical of sales, estimating and business development/marketing activities. Primarily, the Director of Pre-Construction manages all project development functions related to pre-construction including managing direct report pre-construction managers or pre-construction engineers and estimators. Final tabulations of estimates and ROM’s and proposals of same are direct responsibilities. Creating, refining, and managing price and market discipline for the enterprise is also a critical function. Regular communication with the Manager of HBS engineering, Director of Business Development and the Manager of Construction Services is required to be sure we are providing the best-in-class work product and client experience possible in the project development space. They are ultimately responsible for the delivery of comprehensive assessment reports, providing input on client-focused solutions, and performing assessment reviews. They are expected to know where in the process direct reports are and to keep them on task and on time so we can go to market in a timely fashion.
Minimum Qualifications For The Role Are - Bachelor’s degree in relevant field of construction or engineering preferred. Common examples include Mechanical Engineering, Electrical Engineering, Construction Science, Construction Engineering, and Construction Management.
- Years of relevant experience will be considered in lieu of requisite education.
- Ten (10) or greater years of experience in an Engineering/Construction related field required, with experience in construction contract requirements and administration as well as experience in the design of mechanical/electrical systems.
- Experience with various mechanical systems required.

- Ability to prioritize and execute multiple tasks in a dynamic environment.

- Completion of the Fundamentals of Engineering (FE) exam preferred.
- Professional Engineering License would be a plus.
Skills and Duties you will be Responsible for while in this role: Design Interface - Coordinates with Manager of HBS Engineering and Manager of Construction Services to take projects from the assessment (schematic) level to final completion of construction documents.
- Identifies and coordinates with external and internal consultants to ensure projects are comprehensive.
- Schedules design related activities and establishes design fees in coordination with the Manager of HBS Engineering.
- Reviews design plans to ensure standards are met with the Manager of Construction Services or their designate.
Pre-Construction Coordination - Assembles and finalizes contractual and general requirements of construction documents.
- Coordinates with staff to ensure client requirements are incorporated into construction documents.
- Possesses competence and proficiency in writing scopes of work into subcontract exhibits.
- Well-versed in the language and inherent risk in standard owner and subcontracts and can implement these contract documents in the best interests of the company.
Project Development Oversight - Provides leadership for assessment teams. Schedules, coordinates and reviews assessment site visits, reports, and budgets.
- Performs or designates on-site investigations on facility issues - troubleshoots solutions and identifies project risks, proactively mitigating potentially negative outcomes.
- Provides subject matter expertise and is the driving force behind providing solutions to problems that are presented and unifying key team members to advance the solution.
- Collaborates with HBS engineering, construction management and business development teams to formulate solutions that best align with client interests.
- Coordinates with clients to ensure client requirements are incorporated into recommendations.
Staff/Process Development - Develops and maintains standards and processes.
- Implements changes as necessary.
- Oversees the project development group.
Technical Oversight/Training - Drives outcomes and owns the results to drive outcomes, owns the results and exhibits a proactive, adaptable, and solutions-driven leadership style with a growth mindset, integrity, and a commitment to excellence.
- Builds collaborative relationships with a demonstrated ability to support the business development process by engendering trust and ensuring client satisfaction.
- Serves as a technical resource for employees.
- Mentors or trains employees.
- Assists team members with questions and escalated issues.
- Assists with the development and implementation of engineering related training programs.
- Responsible for the development and maintenance of HBS master documents (equipment specifications, project 0/1 specifications, TAB, general mechanical and electrical and general mechanical/electrical notes for drawings).
