Performs skilled maintenance and repair of mechanical, electrical, HVAC, and other physical structures. Maintains, troubleshoots and repairs facilities mechanical components and electrical systems in accordance with SOPs (standard operating procedures), internal requirements, manufacturer's specifications and safety policies at various commercial buildings. Develops, maintains and secures a spare parts inventory. Recommends purchase of maintenance tools, equipment and supplies as required. Assists Facilities department in developing methods and procedures to improve facility efficiency and work flow. Oversee and review the work of lower-level Property Service Technicians.
The base salary is aligned with market data and is estimated between $30.00 per hour to $35.00 per hour. This salary range reflects base compensation for the position across all US locations. Within this range, individual pay is determined by work location and other factors including relevant education/training, experience, and internal equity.
- Responsible for performing physical tasks of simple to moderate complexity, associated with building and grounds maintenance and repairs, to include:
- Snow / ice removal and surface treatment to assure safe conditions in parking lots and walkways,
- Oversee landscaping to include grass and shrub cutting, general clean up, weed control.
- Oversee interior building cleaning, to include restrooms, office areas, pantry’s and cafeterias, hard and carpeted surfaces and removal of trash.
- Responsible for mandatory site (interior / exterior) inspections to assure equipment operation and safety are maintained to include:
- Parking lots and walking surfaces are free of trip / fall hazards. Exterior lighting is functional, and areas are free from debris. Outside roll off receptacles are being maintained and picked up.
- Interior areas are free from fall / trip hazards.
- Restrooms equipment is all functional, cleaning is maintained to standards and supplies are stocked.
- Pantries and cafeteria equipment are all functional, cleaning is maintained to standards and supplies are stocked.
- Interior lighting is fully operational.
- Interior area cleaning is being maintained to standards, floor care, dusting etc.
- Generate work tickets and alert Facility Manager of any issues in list above.
- Responsible for mandatory site (interior / exterior) regulatory inspections to assure equipment operation and safety are maintained to include:
- Fire Extinguisher inspections.
- Emergency exit light inspections.
- Emergency light inspections.
- Fuel tank inspections.
- Responsible for performing tasks of basic complexity relating to minor renovations, office furniture relocations, and facility painting in a safe and accurate manner
- Responsible for complex repairs including toilets, sinks, lighting, doors, dry wall etc
- Responsible for basic preventive maintenance and repairs of building mechanical systems i.e.; HVAC, electrical, plumbing, carpentry etc
- Responsible for completing all assigned preventive maintenance work
- Participates in all building functions and emergencies as required
- Participates in special projects and performs other duties as required.
- Assure safety standards are used which comply with all company, local, state and federal guidelines.
- Responsible for generating, updating and closing work request tickets, and alerting Facilities Manager, for any issues observed during daily building inspections.
- High School Diploma.
- Trade school or certifications preferred.
- Five plus years of experience in building facilities or general trades.
- Ability to communicate (written and verbal) effectively .
- Ability to use hand tools, power tools and electrically powered equipment in a safe and responsible manner.
- Ability to move and lift furniture and equipment and work on ladders. Ability to lift a minimum of 50 pounds.
- Ability to work flexible hours, rotating shifts / days, overtime and travel between various locations.
- Clean, valid Driver’s License
- Able to be on-call during non-working hours on a monthly rotating basis.
- Basic computer literacy
