Land Development Purchasing Manager As a

Land Development Purchasing Manager Responsibilities: - Prepare bid packages and send to subcontractors for bidding.
- Analyze subcontractor bids for accuracy/completeness and conformance.
- Make subcontractor hiring recommendations based on cost, expertise, and work history.
- Negotiate master contracts and pricing to obtain the best terms and costs.
- Negotiate and prepare contracts, amendments, and back charges.
- Source, review and qualify new subcontractors.
- Complete and verify take-offs and review architectural plans to aid in value-engineering.
- Work with internal sales/marketing teams to determine product selections.
- Monitor and update master purchasing and budget schedules.
- Conduct budget reviews to ensure cost projections are tracking appropriately.
- Manage and issue change orders from Project Managers.
- Prepare preliminary product specifications and pro forma budget considerations.
- Actively engage with the design and sales team to determine options, spec changes, and pricing are accurate.
- Manage the department workflow and support personnel.
Land Development Purchasing Manager Qualifications: - 3+ years land development purchasing in a production home environment and/or land development trade.
- Bachelor’s degree in business administration, Construction Management, or a related field strongly preferred.
- Strong knowledge of and experience with general construction contract terms and conditions.
- Advanced communication and negotiation skills.
- Strong working knowledge of Microsoft Office applications.
