OBJECTIVE/PURPOSE - The Maintenance Manager oversees the physical upkeep of a large set of buildings. Manager will supervise the maintenance staff to perform the necessary repairs and improvements to the physical assets.
MAJOR RESPONSIBILITIES AND FUNCTIONS - Responsible for providing strong technical guidance and leadership to staff of skilled maintenance personnel.
- Main focus will be to over see the Mechanical, Electrical and Plumbing Departments
- Ensures preventive maintenance, repair, facilities maintenance, all machine processes, and environmental issues are addressed on a timely and proactive basis.
- Oversees the maintenance budget, schedules vendors to perform specialized work, and evaluates potential new equipment or supplies for the buildings.
- Prepares reports, analyzes data, and makes recommendations for improving plant operations and solving maintenance-related problems.
- Assist in planning and implementing facility improvements.
- Conducts employee performance reviews based on job descriptions to determine the competency, knowledge, and contribution of the maintenance technicians.
- Maintains and updates operating and training manuals for the maintenance department.
- Ensures that all maintenance technicians are trained on the most updated version of the operating and safety procedures.
- Reviews and monitors the operation of plant equipment and systems constantly, to minimize unplanned downtime, anticipate solve problems in a timely manner, and to identify opportunities for improvement.
- Maintains and repairs maintenance shop equipment.
- Establishes and maintains a computerized maintenance management system for tracking work orders, spare parts, and maintenance history of plant equipment.
- Monitors the use and inventories of spare parts, maintenance supplies, and equipment and initiates reordering when necessary.
- Communicate regularly with all maintenance technicians, both individually and as a group, to ensure good two-way communication concerning maintenance issues.
- Hiring of maintenance personnel.
- Initiates and carries out projects that improve efficiency and/or reduce operating costs.
- Tracks, analyzes and improves key maintenance parameters such as asset utilization, maintenance cost, PM compliance, schedule compliance, etc.
- Assist in creating RFP for Contract PM work, i.e. HVAC, elevator, etc.
- Maintains safety, health, and environmental policies and procedures.
- Ensures city, county, state, and federal regulations relating to the maintenance department are met at all times.
- Directs, maintains, and enforces the safety program for the maintenance department; reviews safety records to uphold standards of maximum safety for all maintenance technicians.
- Initiates, implements, and manages the plant maintenance program based on best practices in the industry, with an emphasis on planning/scheduling and preventive/predictive maintenance.
POSITION SPECIFICATIONS EDUCATION : Bachelor's Degree in Facilities Maintenance, Building Maintenance Technology, Engineering or related field preferred
EXPERIENCE : Significant experience working in a maintenance role including budget development, project planning, control and assurance methodologies, project management software and finance and accounting concepts and practices. Experience in overseeing 10 or more technicians.
SKILLS : Strong computer and business solutions software skills. Strong communication, leadership, and organizational skills. Strong interpersonal and presentation skills for interacting, training, guiding, motivating and mentoring team members, clients and company management.
