Job Description: 

The purpose of this role is to plan, organize, develop and direct the overall operation of the Facilities Management in accordance with the current applicable Federal, State and Local standards, guidelines and regulations and our established policies and procedures.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

 

 

1 . Supervises Maintenance, Environmental Services, and IT department. He/she is responsible for the overall direction, coordination, and evaluation of the departments. He/she carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training supervisors and/or employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

 

2. Coordinates and directs the design, planning, construction, maintenance, cleaning and alteration of equipment, machinery, buildings, and other facilities by performing duties personally, through subordinate staff or through approved vendors.

 

3. Supervises electrical, plumbing, HVAC, and consults with all management staff to ensure that the painting, rework, or repairing, and cleaning of facility buildings and equipment is accomplished in accordance with established policies and procedures.

 

4. Supervises and coordinates activities of independent contractors used for landscaping; pool services; pest control; trash removal; information technology; and security monitoring.

 

5. Oversees security issues including monitoring the emergency call system; plans and directs security procedures of the buildings; and of the campus. Supervises, coordinates activities and inspects equipment and premises to ensure adherence to City and State fire codes and regulations.

 

6. Works as member of Risk Management committee to ensure safe, healthy, and accident-free work environment.

 

7. Monitors Telephone PBX and Voice Mail system performance to assure dependable and uninterrupted operation of telephone communications.

 

8. With the cooperation of IT personnel, plans, installs and maintains computer network wiring and equipment.

 

9. Directs and coordinates activities concerned with installing and maintaining emergency and business radio communications equipment and operating licensed radio transmitters.

 

10. Ensure that resident's rights to fair and equitable treatment, self‑determination, individuality, privacy, property and civil rights, including the right to wage complaints, are followed by all department personnel.

 

11. Ensures that all applicable laws, rules, regulations, codes and statutes that apply to the physical maintenance of this campus are complied with.

 

12. Other duties as may be required or assigned by the Executive Director.

 

13. Other duties may be assigned. 

Minimum of Bachelor's Degree from 4 year college or university; or at least 4 years' related experience and/or training; or equivalent combination of education and experience. Must be knowledgeable in boilers, compressors, generators and various other mechanical, electrical and plumbing systems. Knowledgeable in building codes and safety regulations.
