Job description
SUMMARY: Under the general guidance of the Chief Financial Officer using a work order system, the Maintenance Technician is responsible for general maintenance of CCSI’s portion of the building which is expected to average between two and five hours a week, but may be more than five hours for special projects. The owner of the building is responsible for the exterior of the building, roof, and areas above the drop-down ceiling. Position will interact with the owner’s maintenance representative as needed. Specialized medical equipment repairs are covered under maintenance agreements.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Maintenance Technician DutiesAnnual and semiannual duties:
- General building inspection using a check list.
- In spring and fall, check and clean condenser fins on four HVACs due to cotton from cottonwood trees.
- Patch walls and paint. Depending on the location of the wall, some painting can be done during business hours and some cannot.
- Clean bugs from light fixtures. Clean vents as needed.
- As needed, assemble office furniture and/or repair the furniture. Attach furniture to wall and/or remove furniture from wall and patch wall.
- As needed repair minor equipment such as carts, repair doors, and other building fixtures.
- Tighten drawer handles.
Quarterly duties:- Replace twelve filters in four HVACs owned by CCSI. Inspect HVAC drains for clogs and belts for cracks or unusual teeth wear.
Monthly duties:- Inspect 15 fire extinguishers and document findings.
- General cleaning around refrigerators.
Weekly duties:- Using a checklist, start generator and document temperature, fuel, and battery levels to ensure they are in expected ranges. One week during the month the building is switched to generator power on or after 4 PM during the week or anytime over the weekend.
- Replace light bulbs as needed.
- Clean wall scuff marks as needed.
- When performing the above duties, it is expected that the Maintenance Technician propose any new work that needs to be done at CCSI. The Maintenance Technician will also need to triage the current list of needs.
- Assists with other duties, as assigned. May periodically be required to purchase supplies by traveling to paint store or hardware store. Supplies not needed immediately flow through the Direct of Support Services.
