GWL Realty Advisors has an exciting opportunity for a Senior Building operator to support our commercial and retail properties located in Ottawa!
This position will be based out of 219 Laurier and is a perfect opportunity for a property management professional looking for that next step in their career. You will work collaboratively with our Director of Property Management and Property Mangers to support our team. You will be responsible for ensuring that our buildings are presented and operated according to the best possible standards. To be a successful Senior Building operator your vision should not only be focused on the day-to-day operations of the properties but on the long-term potential and profitability of the properties, after all we are a real estate investment company!
A passion for property management is essential as our supervisory team will turn to you for support and ideas on how to best operate our properties and manage complex situations.
We will count on you to establish and maintain strong working relationships with tenants, staff, and contractors. Our tenants are high profile, so having strong presentation skills and strong professional acumen will be key to be successful in this role. Ensuring that our tenants are 100% satisfied with our services is one of your key priorities so having strong relationship building and problem-solving skills is a must. You will also assist with the implementation of new programs, and ensuring policies and procedures are followed.

RESPONSIBILITIES Operations & Maintenance - Assist in the efficient, effective, and successful control of all base building equipment and systems such as chillers, boilers, centrifugal pumps, and various air-handling systems etc.
- Perform water treatment chemical testing, critical system testing including chilled water back up, base building and tenant generators.
- Monitor and ensure the DDC is working optimally, and proactively address any trouble zones.
- Provide tour and inspection reports on an ongoing basis. Support the maintenance and ongoing improvement of WHMIS, environmental, health and safety programs etc.
- Actively participate in energy management practices for all mechanical and ventilation systems.
- Take part in the On-call rotation.
- Provide regional coverage for vacation, sick days for Building Operators
- Perform scheduled preventative maintenance using Angus PM system including replacements of filters & belts, lubricating motors, cleaning of equipment, etc.
- Perform demand maintenance and repairs to required fans, pumps, etc. as required.
- Ensure that all Corporate OH&S Policies, Procedures and Programs are implemented and strictly followed, including Environmental, Sustainability, and Property Management Policies and Procedures
Capital Project Work - Oversee tenant and building improvement work and obtain proposals and pricing for work.
- Review all work permits daily to ensure awareness of all contractor work occurring in various sites across the region.
- Review and monitor building functions and provide direction to staff and trades.
- Collaborate with Property Manager and/or Director in completing capital projects on time and on budget.
- Be an active participant in project delivery as needed.
- Work with Yardi and its Construction Manager module to ensure job approvals, cost and completions are added and revisions are completed in a timely manner.
Budgeting + Reporting - Partner with management to prepare annual operating budgets for a variety of properties.
- Prepare monthly variance, property, and incident reports.
- Assist with project set up and delivery.
Documentation - Track and schedule work, ensuring all annual compliance testing and inspections are completed.
- Manage tenant work order requests using the Angus TR system while ensuring tenants are satisfied with building operation matters.
- Maintain operator logs, checklists, and inspections.
Leadership - Supervising contractors performing services at the site and ensuring that cleanliness and housekeeping conditions are fully observed to only the highest standard.
- Assist contractors in the completion of required tasks. Obtain estimates and quotations for proposed work in the building as required.
QUALIFICATIONS - 5+ years of experience in commercial property management operations
- BES Class I certificate, SMA/SMT BOMI program or other building related certifications
- Valid Driver’s licenses and a good driving record and access to a vehicle
- Strong knowledge of Building HVAC, Plumbing, Electrical, BAS Systems and Life Safety Systems
- Previous experience working with Angus and Yardi
- Strong interpersonal and communication skills
- Passion for sustainability and energy management
- Capable of achieving Government of Canada Secret Clearance
- Work independently and as part of a team
- Basic computer proficiency skills (Word, Outlook, Excel and Smartphone Systems)
