Construction Project Manager – High End Residential Construction - Base Salary to 90k/year – Chapel Hill, NC
- Our client is a residential GC that specializes in renovations, additions, and ground up projects throughout Chapel Hill and the surrounding area. They are a small but growing company that prides themselves on their expertise, experience, and quality in residential construction.
- In this role, the Construction Project Manager will be wearing multiple hats. The Construction Project Manager will need to Estimate, bid, schedule, manage clients, and see projects through to completion. Must have an understanding of the whole construction process, and be able to manage multiple projects both from the office and in the field (60/40). They need someone who will be comfortable working independently within their systems and processes. This role offers a hybrid schedule once established.
Responsibilities:
- Manage residential construction projects thoroughly from estimating to construction, closeout, and invoicing
- Price and estimate construction jobs
- Handle budgeting, contracts, and invoicing
- Solicit and evaluate bids from vendors and subs
- Schedule crews and subcontractors
- Monitor work both from in the office and in the field
- Communicate with Superintendents, Project Managers, subcontractors, and clients throughout the course of projects
- Work in conjunction with architects, PMs, GCs, and owners as needed
- Be the main point of contact with the client, including for contracts, pricing, scheduling, and invoicing
- Read and interpret construction plans, blueprints, and installation instructions
- Document all processes appropriately using Sage, CoConstruct, and MS Office
Qualifications:
- 2+ years experience in Project Management in residential construction, with an emphasis on carpentry
- Ability to manage the entirety of Projects, and generate Estimates
- Thorough knowledge of residential construction processes, especially carpentry
- Experience working with subcontractors, Superintendents and Clients
- Experience soliciting bids from subcontractors
- Ability to perform budgeting, contracts, invoicing
- Ability to communicate with tact and resolve situations in the field
- Proficiency in MS Office and general computer skills
- Sage and/or CoConstruct experience preferred
- Ability to work well in a small team environment
- Connected to the local construction market resources is a plus
Compensation:
- Base salary in the 70k – 90k/year range, dependent on experience
- Bonus potential based on company performance
