Land Development Manager Summary:
Responsible for the development of communities. Contract, schedule, and monitor all aspects of land development from site clearing through completion of finished homesites and final plat recording. Position will demand initiative, daily interaction with numerous trade partners, and the ability to make sound decisions in the field.
Responsibilities - Manage the development of homesites in multiple communities.
- Coordinate construction drawings with Civil Engineer, Landscape Architect, Soil Engineer, and Joint Trench designers in the development and final approval of construction drawings.
- Coordinate SWPPP development, inspections, and BMP maintenance for communities.
- Bid out, evaluate, and make recommendations for awarding land development contracts.
- Maintain Microsoft Project schedule and coordinate trade partner schedules.
- Be proactive in resolving potential issues and make correct decisions on the spot as appropriate to keep the project moving towards completion.
- Manage trade partner compliance with SWPPP and company safety program.
- Assist in the preparation and processing of work agreements, change orders, check requests, invoices, and bonds as necessary.
- Coordinate final plat routing and recording.
- Work with jurisdictions to obtain subdivision acceptance and coordinate the required corrective work to obtain bond release and final acceptance.
- Maintain database of historical unit cost.
- Maintain daily communication with Land Development Management team.
- Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.
- Performs all other duties assigned.
Qualifications - Minimum five (5) years of experience in project management related to Land Development required.
- High school diploma or GED required; bachelor's degree preferred.
- Valid driver's license, unrestricted and good driving record required.
- This opportunity will require automobile travel throughout Ada and Canyon County.
- Proficient in Microsoft Office (Excel, Outlook, Word, Project).
- Excellent project management and financial skills.
- Good writing skills and detail oriented.
- Hard working and self-motivated to greatly improve the operational quality and efficiency of the organization.
- Ability to think critically and creatively solve land development conflicts before and during construction.
- Ability to manage multiple construction sites with varying scopes simultaneously.
- Accept constructive feedback.
- Team player with strong work ethics.
Physical Requirements:
Requires the ability to work more than eight hours a day if needed, the ability to operate a motor vehicle, read plans, climb stairs, climb ladders, bend, stoop, reach, lift, move and carry equipment and material weighing up to 25 pounds. Finger dexterity may be required to operate a computer keyboard & calculator.
