Job description

ATARID Specialist Recruiters to the Property and Asset Management Industry are seeking experienced candidates on behalf of our client, a developer, owner and manager of properties who is hiring for the following role:

Title: Regional Maintenance Manager - Multifamily Properties.

Responsible for the physical operations, preservation, capital improvement, and maintenance of multifamily properties within the portfolio.

RESPONSIBILITIES:
-Implements short-term and long-term strategies, relating to the planning, organization, control, and oversight of capital related projects within the portfolio of assets
-Develop, budget, and implement 5- and 10-year Capital Asset Preservation; also create Preventative Maintenance Plan for all properties
-Negotiate contracts to maintain the property including Landscape, Snow Removal, Elevators, Swimming Pools, and Mechanical Systems (chillers, boilers, etc.).
-Oversees specific Capital improvements and Maintenance repairs including capital renovations, upgrades, asset preservation, and property loss and insurance claims.
-Provide training and mentorship for current and new Maintenance Supervisors and Technicians.
-Regularly inspect all properties to ensure compliance of company policy and procedures local code enforcement inspections, and company safety inspections.
-Provide on-site training for Maintenance personnel to repair systems including water heater, condensing unit etc.

QUALIFICATIONS
-5+ years' experience as Regional Maintenance Manager responsible for assets across several states.
-Experienced in managing maintenance and capital projects with working knowledge of Mechanical, Electrical and Plumbing within multifamily assets.
-Supervision of Maintenance Supervisors as well as hiring, , mentoring, coaching and training.
-Achieve savings of repair and maintenance costs through property capital expense planning and preventive maintenance programs for each asset.
-Complete capital projects on time and on budget.
-Identify capital items that are near the end of their life expectancy and budget according to industry and company standards.
-Knowledge and ability to write policies and procedures.
-Experience with major rehabs/renovations preferred.
-Proficient in MS (Word, Excel, Outlook) and Property Management software.
-Travel - is required to assets in three North Eastern States.

Salary: Negotiable, Commensurate with Experience plus Bonus; Benefits include Medical, Dental, Vision, 401K, Vacation, Holidays.
