The Cooperative LA is seeking a Project Manager to join our rapidly growing team.

The Role:
Reporting to the Project Executive, the PM is responsible for the overall project management and success of projects by:
- Managing all project aspects as if it were your own, including entitlements, design, permitting, construction, and close-out.
- Acting as the project leader and liaison between our clients and various stakeholders, including architects, consultants, engineers, contractors, vendors, and Authorities Having Jurisdiction.
- Ensuring that projects are delivered on time, within scope and budget.
- Identifying potential risks and issues early, solving problems, and developing contingency plans and solutions.
- Attending project meetings, recording meeting minutes, and following through on action items.
- Assist in construction administration (RFls, Submittals, Change Orders) including periodic site visits to monitor progress during construction.
- Providing regular project updates to clients, stakeholders, and internal teams.
- Fostering positive and collaborative relationships with clients and stakeholders.
- Promoting a culture of continuous improvement by analyzing project outcomes and implementing lessons learned.
Our Typical Services Include:
Design, Permitting & Preconstruction: Assemble and manage the design team; develop and manage the project budget and master schedule; oversee cost estimating and value engineering; conduct plan review and constructability analysis; oversee the entitlement and permitting process; procure the contractor and appropriate consultant; review and negotiate contracts, and coordinate deliverables lenders.
Construction: Maintain and update the project budget and schedule: manage the design team, general contractor, and all stakeholders; facilitate team cooperation and accountability: proactively problem-solve; manage the weekly OAC meetings; perform project accounting; manage change orders; conduct community outreach; oversee progress and completion of inspections, permits, and occupancy; monitor the construction and quality control programs; manage FF&E, and owner move-in.
Project Close-out: Administer contract close-out procedures; collect final releases from contractors and subcontractors; collect closeout packages and warranties; perform and manage the outstanding punch list, warranty; and close final permitting items

Requirements:
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field.
- At least 5 –10 years of commercial construction industry project management experience, preferably with a general contractor or a project management firm and within our target market.
- Able to inspire and motivate internal and external teams to achieve required results.
- Excellent facilitation, influence, and conflict-resolution skills.
- Proficient in MS Office, including Project, Excel, and related project management software (e.g., Procore, Bluebeam).
- AIA, LEED, WELL, PMP, CMIT or other related accreditations are a plus.
- A valid driver's license and willingness to travel to project sites through greater Los Angeles.

The salary range for this position is $140,000 to $180,000 per year. The pay offered will be determined based on numerous factors including internal equity, job-related knowledge, skills, education, certifications, experience, and business needs.
