Pay Range

$130,000 - $160,000 Annual Salary - Pay based on applicable experience and qualifications

POSITION OVERVIEW:

This position reports to the Vice President of Operational Policy and will serve as the primary liaison between the Property Management team and internal partners in MidPen’s Development department and Resident Services Corporation. Senior Leasing Director will be responsible for overseeing matters related to properties under development, in construction and during lease-up to early occupancy. The Senior Leasing Director has front-line responsibility for the compliance, occupancy levels, lease-up employee management and client satisfaction for the MidPen Housing lease-up projects.

ESSENTIAL DUTIES:

• Ensures all Property Management lease-up activity is completed on time and in accordance with identified project “Milestone” targets
• Directs and supervises Leasing Director(s) who have primary responsibility of “lease-up activity” for new communities under development, in construction, in re-syndication, and/or which have been recently completed and are in the first year of occupancy
• Ensures Leasing Director(s) have adequate staffing support and equitable assignments
• Serves as primary liaison between the Property Management organization and internal partners in MidPen’s Development department and Resident Services Corporation, in matters related to properties under development, in construction, in lease-up, early occupancy, and stabilization, including the first full year after construction completion
• Partners with Development as a “subject matter expert” relative to property operations functions such as:
  • Reviewing loan/regulatory documents
  • Providing market review and feedback on population and unit mix proposals during the early phases of a project
  • Assisting in due diligence
  • Preparing development of proforma budgets
  • Participating in community meetings/outreach
  • Proving feedback and guidance on design-related questions
  • Supporting the Development department onboarding experience for new hires on lease-up processes and requirements
• Ensures the preparation and timely submission of all information and documentation for lease-up, new development, acquisition, and re-syndication properties, including, but not limited to, unit availability, resident selection criteria, income limits, contact information, marketing plan and checklist, management plan, etc
• Develops the marketing and lease-up budget and prepares the “Lease Up Management Agreement”
• Deploys Leasing Director(s) and Assistant Leasing Director(s) as needed, regularly reviewing needs at each active project to ensure appropriate oversight
• Provides internal reporting and reports to investors/regulatory agencies throughout the lease-up period
• Oversees lease signings, pre-occupancy inspections, and coordinates move-in scheduling with the assigned site team and Property Manager
• Manages and maintains the initial lottery/waiting list for newly leased properties to hand off to Property Manager upon lease up completion
• Participates in all Milestone meetings and reports progress and statistics of lease-up activity
• Stays up to date on city, state and federal regulatory requirements and restrictions to ensure compliance
• Builds and maintains effective working relations between MidPen’s affiliates and departments
• Provides for a positive work environment for employees that promotes competent staff and treats everyone fairly
• Performs other assignments as requested

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the education, knowledge, skill, and/or ability required.

Education and Experience

• BA, Business Management, or equivalent, advanced degrees highly desired.
• 5+ years progressive management/supervisory experience necessary with at least 3+ years overseeing lease-up projects or an equivalent combination of education and experience

Knowledge, Skills, and Abilities

• Knowledge of real estate property management, contract administration, and/or housing law required
• Knowledge of HUD, tax credit and other Federal & California regulatory agency requirements required
• Strong people management skills
• Ability to set goals and monitor performance
• Ability to complete physical site inspections
• Excellent written and oral communication skills
• Computer literate and understanding of property management software with special preference to RealPage
• Must have a valid California Driver’s License, proof of current auto insurance, and reliable transportation
